We are hiring an experienced Construction Project Manager to lead self-performed commercial interior projects from preconstruction through final turnover.
We are specifically looking for someone who has managed company-employed field crews within drywall, metal stud framing, painting, exterior finishes, or a related specialty trade. The right candidate understands manpower planning, labor productivity, installation sequencing, cost control, and project profitability.
This is not a traditional general contractor role focused primarily on coordinating third-party subcontractors. You will take direct ownership of field production, labor performance, project financials, scheduling, client communication, and successful delivery across multiple active projects.
This opportunity is particularly well suited for a former Foreman or Superintendent who has advanced into Project Management and understands how the work is installed in the field.
Responsibilities
- Manage multiple self-perform projects from planning and mobilization through closeout
- Develop project schedules, manpower plans, labor budgets, and production targets
- Lead Superintendents, Foremen, internal field crews, vendors, and project partners
- Monitor labor hours, installation rates, productivity, project costs, and profitability
- Review drawings, specifications, contracts, and scopes for constructability and completeness
- Manage RFIs, submittals, change orders, procurement, material deliveries, and project documentation
- Identify staffing, scheduling, production, and cost risks before they affect performance
- Visit jobsites regularly to monitor safety, quality, progress, and field execution
- Maintain clear communication with clients, field leadership, and company management
- Oversee punch lists, closeout documentation, and final turnover
Requirements
- 5+ years of construction Project Management experience with a self-performing contractor or specialty subcontractor
- Direct experience managing company-employed field crews required
- Background in drywall, metal stud framing, commercial interiors, painting, exterior finishes, or a related specialty trade
- Strong understanding of manpower planning, labor productivity, production rates, sequencing, and field operations
- Experience managing labor budgets, project schedules, cost forecasts, and change orders
- Ability to read and interpret drawings, specifications, contracts, and scopes of work
- Proven ability to independently manage multiple active projects
- Strong leadership, communication, organization, and problem-solving skills
- Ability to take direct accountability for project execution and profitability
