Property Maintenance Technician – Job Description (Updated)

This position involves general property maintenance across primarily residential units, with occasional work in commercial office spaces. Most assignments will be located in the Portage and Prairie du Sac areas, with periodic projects in or around Sun Prairie.

Hours & Schedule

This role begins at approximately 20–30 hours per week, with the potential to increase to 32+ hours depending on project volume and seasonal needs.

Core Responsibilities

  • Heavy Lifting & Moving: Safely lift, move, and transport items (appliances, cabinets, etc.)—sometimes exceeding 100 lbs—preferably using proper equipment such as dollies.
  • General Repairs: Perform minor maintenance tasks including replacing stove elements, light fixtures, toilets, and similar components.
  • Unit Turnovers & Light Construction: Complete painting, drywall repairs, flooring installation, trim work, and other tasks associated with apartment turns or small commercial build‐outs.
  • Grounds & Exterior Care: Conduct lawn maintenance, landscaping, and seasonal outdoor tasks as required.
  • Independent Work: Manage tasks efficiently with minimal supervision, including using a mobile app to upload photos, document progress, and complete job duties.
  • Professional Conduct in Tenant Spaces: Maintain focus and professionalism while working in occupied units, ensuring interactions with tenants do not disrupt workflow.
  • Workspace Management & Cleanup: Keep work areas organized, maintain a professional environment, and ensure all job sites are left clean, safe, and fully completed before departure.

Driver's License is required for this position as well as a vehicle.

Company Description

We are an independent company with rentals in different areas around Madison, Sun Prairie, Portage, Prairie du Sac and Watertown. Occasional travel outside these areas may be needed.
