Job description

Sales - Sales Associate

1.Primary Purpose

As the Sales Associate you have a significant role in building relationships with prospective homebuyers. In this role, you will work closely with the onsite community Sales Consultant to provide administrative and sales-related support, representing the appointed community and the Empire Communities Brand. This role is an excellent opportunity for aspiring real estate sale agents.

2. Responsibilities

  • Direct and greet prospective customers and provide tours of our model homes while describing features and soliciting customer feedback. 
  • Serve as a resource for customers, helping solve problems, educate, and add value throughout the purchase process.
  • Create authentic relationships to understand and meet customer needs, that is aligned to Empires ICARE values and upholds our promises to the customer.
  • Provide assistance to Sales Consultants in following up with customers and prospective buyers, and processing and preparing contracts for customers’ signatures
  • Participate in marketing initiatives per community by creating and distributing flyers and contacting Realtors
  • Assist in the maintenance of our Sales Centers, Show Homes, and Models appearance and presentation, including cleaning and monitoring any maintenance needs
  • Assist in maintaining a robust prospecting and customer database to support sales targets.
  • Deliver transparent communication and positively collaborate with all teams to create a cohesive experience for the customer.
  • Develop and maintain strong knowledge of the housing industry, market trends, and competitive offerings to support customers as a subject matter expert.

3. Education

  • High School graduation or equivalency required.
  • College program in business, sales, real estate preferred.
  • Degree or diploma in relevant field of study;

 

4. Professional/Trade Expertise Experience

  • Real Estate License not required, but must have desire to obtain
  • 2+ years experience in customer service and/or sale environment not required but is a plus
  • Oral Communication - Speak clearly and respond professionally to questions
  • Written Communication – Write clearly and informatively; ability to read and interpret written information
  • Ability to multi-task and prioritize several tasks without compromising quality of work or meeting deadlines.
  • Ability to adapt in a changing workplace.
  • Proven organization skills in a high paced work environment.
  • Enthusiasm for technology and openness to learning and new experiences.
  • Experience with CRM and ERP platforms.
  • Experience with Salesforce, and NewStar is a plus, but not required.
  • Accurate and efficient data entry skills.

 

5. Complexity & Problem Solving

 

Client Management: Handling diverse client needs and preferences, from first-time homebuyers to seasoned investors, requires adaptability and strong interpersonal skills.

Problem Solving:

Inclusive involve a mix of analytical tasks, client interactions, and strategic thinking to navigate the complexities of the real estate market effectively. 

Lead Generation: Finding and nurturing potential clients can be challenging due to competition and varying lead quality.

Transaction Issues: Resolving issues that arise during property transactions, such as appraisal discrepancies or legal hurdles, requires quick thinking and effective communication.

Time Management: Balancing multiple clients and properties while ensuring timely follow-ups and meetings demands excellent organizational skills.

6. Relationship Management

  • Ability to collaborate cross functionally to drive business strategies and initiatives.
  • Interaction with realtors and on-site teams
  • Interaction with Regional Sales teams.

 

7. Leading People

Number of Direct Reports

Not a direct report but the Onsite Sales Consultant will assist in managing the day-to-day responsibilities of the Associate.  They also play an integral role when this position is being considered for promotion to Sales Consultant as we rely heavily on the feedback from the Sales Consultants that have worked with the Associate for advancement opportunities.

8. Decision Making

While this role will have some autonomy when it comes to customer engagement strategies, the  negotiating of the sale and any significant decisions are usually done by a licensed consultant.
