Job description

This Sales Development Rep (SDR) role is intentionally designed as the entry point into an Acquisitions Manager career path.

You will start by focusing on prospecting, lead qualification, and seller conversations.


As you ramp, you’ll be trained on deal evaluation, negotiation fundamentals, and off-market transaction flow. The goal is for this role to grow into putting deals together independently and eventually running your own acquisitions pipeline.


This role is ideal for someone who:

  • Has sales experience and is comfortable prospecting daily
  • Wants to learn how off-market real estate deals actually get done
  • Is motivated by growth, responsibility, and long-term upside
  • Is willing to earn their way into a higher-leverage role

  • Strong daily call and contact volume

  • High appointment set and show rates
  • Reliable follow-through and clean CRM usage

Growth Into Acquisitions Manager

As you progress, you will begin to:

  • Sit in on negotiations and deal reviews

  • Eventually run full off-market deals independently
  • Promotion is performance-based, not time-based.


Compensation:

  • $3,500/month stipend during ramp-up period
  • 100% Commission role

  • This is not a permanent salaried role. The stipend exists to support development, not replace performance


Important Note: This is not a traditional retail real estate role. You will not be listing homes or representing buyers. A real estate license is not required.

Responsibilities:

Prospecting & Lead Gen

  • Make a high volume of warm outbound calls to local homeowners
  • Respond to inbound seller inquiries
  • Follow up consistently until clear outcomes are reached


Lead Qualification

  • Identify seller motivation, timing, and expectations
  • Gather basic property details and confirm details listed on county records
  • Qualify opportunities for advancement
  • Set appointments and warm handoffs to Acquisitions Managers


CRM & Sales Process

  • Track all calls, notes, and follow-ups in Salesforce
  • Maintain clean and accurate lead records
  • Hit daily and weekly KPIs
  • Participate in regular coaching and performance reviews

Qualifications:
  • Experience in sales or customer service roles, with a focus on outbound calling.
  • Ability to engage and build rapport with potential clients over the phone.
  • Proven track record of meeting or exceeding sales targets and activity benchmarks.
  • Strong organizational skills to maintain accurate and up-to-date lead records in Salesforce.
  • Ability to identify and understand seller motivations, timing, and expectations.
  • Experience in setting appointments and facilitating smooth handoffs to team members.
  • Comfortable with consistent follow-up and managing multiple leads simultaneously to clear outcomes.
