What does a sailor do?

Sailors are individuals who work on ships or boats, navigating and operating vessels on oceans, seas, or other waterways. Their responsibilities can include steering the ship, maintaining equipment, handling cargo, and ensuring the safety of the vessel and crew. Sailors may work in commercial shipping, fishing, the navy, or private yachting, depending on their training and experience. The job often requires physical stamina, teamwork, and a willingness to spend extended periods at sea. Sailors must also be knowledgeable about maritime safety regulations and procedures.

What are the key skills and qualifications needed to thrive as a sailor?

To thrive as a Sailor, you need a solid understanding of seamanship, navigation, safety procedures, and usually a high school diploma or equivalent. Familiarity with nautical charts, GPS systems, radar, and marine communication devices is typically required. Strong teamwork, adaptability, and effective communication are crucial soft skills for working in challenging and dynamic maritime environments. These abilities ensure safe vessel operation, efficient crew coordination, and successful handling of emergencies at sea.

What are some common challenges faced by professionals working in a sailmaking role, and how can they be addressed?

Professionals in sailmaking often face challenges such as working with large, heavy materials in confined workshop spaces, meeting tight deadlines for custom orders, and ensuring precise craftsmanship to meet client specifications. Collaboration with designers, riggers, and sailors is essential to deliver high-quality products. To address these challenges, sailmakers typically use specialized equipment, maintain clear communication with clients and team members, and stay updated on advances in materials and techniques. Strong attention to detail and adaptability are key traits for success in this hands-on, dynamic role.

What is the difference between Sail vs Marine Technician?

AspectSailMarine Technician
CertificationsBasic sailing certifications, such as ASA or RYAMarine repair and maintenance certifications, such as ASE Marine Certifications
Work EnvironmentOn boats, marinas, and sailing eventsShipyards, repair shops, and marine service facilities
Industry UsageRecreational sailing, sailing schools, and charter companiesCommercial marine repair, maintenance, and technical support

While both roles involve working with boats, a Sail primarily focuses on operating and navigating vessels, often in recreational settings. A Marine Technician specializes in repairing and maintaining marine equipment and vessels, working in repair shops or shipyards. The two roles share some certifications but differ significantly in daily tasks and work environments.

Job description

Description:

This is a builder's seat, not a maintenance seat.

At SAIL, that means building teams, raising standards, and turning communities into their best versions. We don't simply manage properties. We elevate living, build community, and chart a course toward excellence. We're growing a best-in-class team across the Twin Cities metro, and we're looking for a leader ready to bring their best every day, drive results, and stay relentless about performance. The performance of their people, and of every community in their portfolio.

Our portfolio spans new construction and Class A communities, value-add and repositionings, and a growing group of affordable and LIHTC communities. Today we manage roughly 3,000 units, backed by an executive team that has managed more than 67,000 apartments, and we're on a steep growth trajectory. We bring the same operational mastery and Legendary Service to every asset we touch, whatever its class or stage. If you thrive on high standards, love building high-performing teams, and get energized by both the challenge and the opportunity, this may be your next great adventure.

THE OPPORTUNITY

Our Regional Property Managers make the vision real. This is a role for a 10x leader: someone who multiplies the performance of the people and the properties they touch. Someone who can coach, challenge, and support, hold the line on standards, and build deep trust with owners and teams alike.

You are the connector between where SAIL is going and how it gets executed in the field. You own performance, people, and process across a portfolio of communities.

What a Regional Property Manager looks like at SAIL:

You create clarity. The people who work with you know exactly what success looks like.

You lift performance. Under your leadership, occupancy, NOI, resident satisfaction, and team engagement all move in the right direction.

You build teams. You hire, coach, and, when it's needed, make the tough call to protect the standard.

You think like an owner. You balance resident experience, team health, and asset performance.

You embrace change. New tools and new processes are opportunities, not threats.

You live the Core Values, and you expect your teams to live them too.

WHAT YOU'LL BE STEERING

Portfolio Performance

  • Own financial and operational results across your portfolio: occupancy, NOI, delinquency, renewals, turns, and work orders.
  • Use data and dashboards proactively to diagnose issues, set priorities, and drive results.
  • Lead communities through transitions, lease-ups, and repositionings, bringing structure and momentum to turnarounds.
  • Partner with central support teams (marketing, revenue management, accounting, compliance, maintenance) to execute well and move quickly.
  • Lead annual budget preparation, capital planning, and variance analysis across your communities.

People Leadership and Development

  • Lead, coach, and develop Business Managers and key on-site leaders into strong, independent operators.
  • Set clear expectations and make sure every leader has a scorecard that matters.
  • Identify gaps in talent or structure, and partner with leadership to solve them.
  • Model and reinforce SAIL's Core Values and performance culture in every interaction.

Owner Relationships and Strategic Alignment

  • Serve as a primary point of contact for ownership and institutional partners.
  • Prepare and present monthly and quarterly performance reports across financials, operations, capital, risk, and opportunities.
  • Align property performance with ownership objectives and SAIL's vision.
  • Help uncover opportunities to grow our footprint with existing and new ownership groups.

Standards, Compliance, and Systems

  • Ensure every community meets SAIL's standards for curb appeal, common areas, cleanliness, and first-impression readiness.
  • Oversee compliance with Fair Housing, ADA, and all applicable local, state, and federal regulations, along with LIHTC and affordable program requirements where they apply.
  • Champion disciplined use of systems, data transparency, and continuous process improvement.
  • Run SAIL's operating rhythms: scorecards, standards, and structured problem-solving that keep the region on track.

WHAT SUCCESS LOOKS LIKE IN THE FIRST 12 TO 18 MONTHS

  • Your communities are consistently hitting or beating key targets, including scorecard metrics, economic occupancy, reputation management, and NOI.
  • You have clear, healthy scorecards in place for each manager and community.
  • Your teams know the SAIL way of operating and follow core processes.
  • Owners see you as a trusted, proactive, and strategic partner.
  • You've built a team of Core Value-aligned people who produce the expected results.
  • You are a key voice in helping SAIL move toward its growth targets.

WHY SAIL

  • Competitive compensation plus quarterly bonuses tied to performance.
  • A dynamic, high-caliber portfolio that spans new construction, Class A, value-add, and affordable communities, with the operational sophistication and support to match.
  • Centralized corporate support and resources built to solve problems quickly.
  • Real growth pathways in an organization that is expanding fast, with genuine future opportunity.
  • A culture that values high performance, accountability, and enthusiasm.
  • The chance to bring regulatory and affordable-housing expertise into a sophisticated, mixed portfolio and help shape how it grows.

Starting at $100,000+ with 15% Quarterly Bonus Potential

  • Depth in affordable and mixed portfolios (LIHTC, tax credit compliance, HUD, or Section 8) is highly valued, and most powerful when paired with market-rate experience.
  • Strong financial acumen: budgeting, forecasting, variance analysis, NOI optimization, and P&L responsibility.
  • Proven skill hiring, coaching, developing, and, when needed, transforming multi-level teams.
  • Experience working with third-party owners and institutional partners, including formal reporting and presentations.
  • Excellent communication: verbal, written, and presentation, with the range to adjust style for site teams, executives, and owners.
  • Expert knowledge of Yardi, including RevenueIQ, CRM, and P2P, plus genuine openness to adopting new technology.
