Today we manage roughly 3,000 units, backed by an executive team that has managed more than 67,000 apartments, and we're on a steep growth trajectory. The Opportunity

Our Regional Property Managers make the vision real. This is a role for a 10x leader: someone who multiplies the performance of the people and the communities they touch. Someone who can coach, challenge, and support, hold the line on standards, and build deep trust with owners and teams alike.


You are the connector between where SAIL is going and how it gets executed in the field. You own performance, people, and process across a portfolio of communities.


What a Regional Property Manager Looks Like at SAIL

  • You create clarity. The people who work with you know exactly what success looks like.
  • You lift performance. Under your leadership, occupancy, NOI, resident satisfaction, and team engagement all move in the right direction.
  • You build teams. You hire, coach, and, when it's needed, make the tough call to protect the standard.

  • You embrace change. New tools and new processes are opportunities, not threats.

What You'll Be Steering

Portfolio Performance

  • Own financial and operational results across your portfolio: occupancy, NOI, delinquency, renewals, turns, and work orders.
  • Use data and dashboards proactively to diagnose issues, set priorities, and drive results.
  • Lead communities through transitions, lease-ups, and repositionings, bringing structure and momentum to turnarounds.
  • Partner with central support teams in marketing, revenue management, accounting, compliance, and maintenance to execute well and move quickly.
  • Lead annual budget preparation, capital planning, and variance analysis across your communities.

People Leadership and Development

  • Lead, coach, and develop Business Managers and key on-site leaders into strong, independent operators.
  • Set clear expectations and make sure every leader has a scorecard that matters.
  • Identify gaps in talent or structure, and partner with leadership to solve them.
  • Model and reinforce SAIL's Core Values and performance culture in every interaction.

Owner Relationships and Strategic Alignment

  • Serve as a primary point of contact for ownership and institutional partners.
  • Prepare and present monthly and quarterly performance reports across financials, operations, capital, risk, and opportunities.
  • Align community performance with ownership objectives and SAIL's vision.
  • Help uncover opportunities to grow our footprint with existing and new ownership groups.

Standards, Compliance, and Systems

  • Ensure every community meets SAIL's standards for curb appeal, common areas, cleanliness, and first-impression readiness.
  • Oversee compliance with Fair Housing, ADA, and all applicable local, state, and federal regulations, along with LIHTC and affordable program requirements where they apply.
  • Champion disciplined use of systems, data transparency, and continuous process improvement.
  • Run SAIL's operating rhythms: scorecards, standards, and structured problem-solving that keep the region on track.

What Success Looks Like in the First 12 to 18 Months

  • Your communities are consistently hitting or beating key targets, including scorecard metrics, economic occupancy, reputation management, and NOI.
  • You have clear, healthy scorecards in place for each manager and community.
  • Your teams know the SAIL way of operating and follow core processes.
  • Owners see you as a trusted, proactive, and strategic partner.
  • You've built a team of Core Value-aligned people who produce the expected results.
  • You are a key voice in helping SAIL move toward its growth targets.

Requirements

What You Bring Aboard

  • Five or more years of regional or multi-site property management leadership, with a proven track record of improving performance across multiple communities and a range of asset types, from Class A and new construction to value-add and B/C repositioning.
  • Depth in affordable and mixed portfolios, including LIHTC, tax credit compliance, HUD, or Section 8, is highly valued, and most powerful when paired with market-rate experience.
  • Strong financial acumen: budgeting, forecasting, variance analysis, NOI optimization, and P and L responsibility.
  • Proven skill hiring, coaching, developing, and, when needed, transforming multi-level teams.
  • Experience working with third-party owners and institutional partners, including formal reporting and presentations.
  • Excellent communication: verbal, written, and presentation, with the range to adjust style for site teams, executives, and owners.
  • Expert knowledge of Yardi, including RevenueIQ, CRM, and P2P, plus genuine openness to adopting new technology.
  • Comfort with accountability, clear expectations, and change management done well.
  • Ability and willingness to travel frequently within the metro for site visits, inspections, and owner meetings.
  • Bachelor's degree preferred, or an equivalent combination of education and experience.
  • Relevant certifications such as CAPS, CPM, CRM, ARM, or HCCP, and familiarity with EOS, are a bonus.
