What is a roundhouse?

Roundhouse workers are individuals employed at a roundhouse, which is a facility used for servicing, repairing, and storing locomotives and railway equipment. Their duties can include maintenance tasks, inspections, cleaning, and minor repairs on trains. The roundhouse itself is typically a circular or semicircular structure with a turntable at its center, allowing locomotives to be easily moved and positioned for servicing. These workers play a crucial role in ensuring the safe and efficient operation of railway systems.

What are the key skills and qualifications needed to thrive as a roundhouse operator?

To thrive as a Roundhouse Operator, you need mechanical aptitude, knowledge of locomotive maintenance, and often a high school diploma or vocational training in mechanics. Familiarity with tools such as hydraulic jacks, turntable controls, and maintenance management systems is typically required. Attention to detail, problem-solving abilities, and effective teamwork are crucial soft skills in this role. These competencies are essential to ensure the safe, efficient operation and servicing of locomotives in a fast-paced rail yard environment.

What are some typical challenges faced by professionals working in a roundhouse facility, and how can they be addressed?

Professionals working in a roundhouse, which is a facility used for servicing and storing locomotives, often encounter challenges such as coordinating maintenance schedules, ensuring safety around heavy machinery, and managing time effectively during repairs. These challenges can be addressed by adhering to strict safety protocols, utilizing team-based communication tools, and participating in ongoing technical training. Collaboration with other departments, like operations and logistics, is also essential to streamline workflow and minimize downtime.

What is the difference between Roundhouse vs Machinist?

AspectRoundhouseMachinist
Required CredentialsTypically includes certifications in welding, safety, and equipment operationRequires technical training, certifications in machining, and often a high school diploma or equivalent
Work EnvironmentIndustrial settings, often in railroads, manufacturing, or repair shopsMachine shops, manufacturing plants, and industrial facilities
Employer & Industry UsageCommonly employed in railroad maintenance, manufacturing, and heavy industryFound in metalworking, aerospace, automotive, and manufacturing industries

While both roles involve working with heavy equipment and technical skills, a Roundhouse primarily focuses on maintaining and repairing locomotives and rail equipment, often requiring welding and safety certifications. A Machinist specializes in operating machine tools to produce precision parts, working mainly in machine shops and manufacturing environments. Understanding these differences helps clarify career paths and job expectations in industrial settings.

Final compensation is based on experience, skills, and qualifications.
You're the first face people see when they picture living here.
You make a great first impression and back it up with follow-through. You can read what a prospect is really looking for, show them how this community fits their life, and close with care, not pressure. You take pride in a full house and residents who are glad they chose you. If that sounds like you, we want to meet you.
At Roundhouse, our mission is simple and serious: putting humanity into housing. Since 2008 we have grown into a developer and manager of diverse real estate across four states, with more than 10,000 multifamily units and over $2B in assets under management. We got here by challenging the status quo, building communities people are proud to call home, and hiring people who genuinely care about the resident experience.
As a Leasing Consultant, you manage the leasing process from first hello to signed lease, and you help keep current residents happy enough to stay.
Our culture
Our culture is what makes Roundhouse unique, and it shows up in how the whole team works:"
One Team: We put people first, work with humility, and celebrate wins together.
Self-Starter: We take initiative, own outcomes, and push ideas forward with energy and purpose.

Commitment to Excellence: We set high standards, double-check details, and take pride in doing the work right.
What you'll own

  • Welcome prospects, answer their questions, and verify eligibility as their first point of contact.
  • Build strong resident relations by addressing concerns, ensuring satisfaction, and driving retention.
  • Walk the community daily to keep tour paths, models, amenities, and common areas sharp.
  • Prepare and process notices to vacate, renewals, service requests, applications, move-ins and outs, transfers, and roommate changes.
  • Hit community goals for occupancy, renewals, and turn times, with at least a 35% rental closing ratio.
  • Manage resident communication channels and keep accurate CRM records.
  • Track local market trends, complete monthly market surveys, and recommend competitive pricing to the Community Manager.
  • Support marketing initiatives and flag local opportunities to management.
  • Help plan and host resident events and activities.
  • Keep resident and vendor files accurate and organized.
  • Follow all safety procedures in the Employee Handbook, SOPs, and on-equipment labels.
  • Ensure compliance with Fair Housing, safety procedures, and company policy, and represent Roundhouse positively in every interaction.
You take initiative, own your numbers, and make people feel at home from the first tour.
What you bring
  • High school diploma or GED.
  • Minimum of 2 years of specialized high-rise experience, Class A or luxury mid/high-rise background is a significant advantage.
  • Proficiency in Microsoft Office, including Word, Excel, PowerPoint, Teams, and Outlook.
  • Highly organized, persuasive communication style, high emotional intelligence, and excellent problem-solving capacity.
  • A strong desire to lead, both in your role and in your local community.
  • Willingness to travel occasionally between properties as needed.

Preferred
  • Experience with Yardi Voyager, RentCafe, AIRM, LEO, Appwork, or similar CRM tools.
  • Spanish fluency.
