POSITION SUMMARY: 

The Regional Maintenance Specialist (RMS) will support the Regional Maintenance Manager (RMM) in ensuring that maintenance operations across all properties are efficient, safe, and consistent. This role involves developing preventive maintenance plans, identifying cost-saving opportunities, ensuring compliance with safety standards, and standardizing maintenance practices. RMS supports new construction, lease-up, and acquired sites by partnering with development, construction, and site teams to facilitate operational readiness, maintenance setup, and successful transitions into property operations. Additionally, the Regional Maintenance Specialist will take a hands-on approach to maintenance projects, effectively reducing repair and maintenance expenses across their portfolio. 

ESSENTIAL FUNCTIONS: 

1. Takes a hands-on approach to maintenance projects that would typically be outsourced, effectively reducing repair and maintenance expenses. 
2. Assists the RMM in creating and scheduling preventive maintenance plans for each property to ensure optimal functionality and longevity of all assets. 
3. Reviews service requests and recurring work orders to identify opportunities for expense savings and implement cost-effective maintenance strategies. 
4. Identifies training needs for site maintenance personnel and recommends appropriate training to the RMM to enhance team skills and performance. 
5. Promotes a safe working environment for employees and residents by adhering to the Dominium Safety Program. Identify and report unsafe acts and conditions and recommend necessary changes to the RMM.   
6. Conducts regular inspections of common areas and market-ready units to ensure that maintenance standards are consistently met and maintained. 
7. Completes and maintain biannual or as-needed site inspection forms for all properties, ensuring all maintenance activities are documented and up to date. 
8. Assists the RMM in standardizing maintenance shops, supply inventories, and personal protective equipment across all sites to ensure consistency and efficiency.  
9. Provides maintenance support for new property acquisitions as requested by the RMM. Develop goals for site staff and monitor progress to ensure successful integration. 
10. Participate in ownership walks of sites and units during development and turnover phases to identify maintenance considerations and support operational readiness. 
11. Attend training sessions with General Contractors, subcontractors, and site teams to gain knowledge of building systems, equipment, and warranty processes. 
12. Assist with maintenance shop setup, equipment installation, and procurement of operational supplies for new construction and acquired sites. 
13. Supports the transition of new construction and acquired communities into operations by providing maintenance expertise, training, and startup assistance to site teams. 
14. Other assigned duties as determined 

QUALIFICATIONS: (Knowledge, Skills, Abilities, Education, Training and Experience.)  

1. High school diploma or equivalent required; technical school training preferred 
2. Five to seven years progressively responsible maintenance experience - prior supervisory experience a plus 
3. Experience with multiple building types including mid-rise, high rise, town homes, etc. 
4. High level of proficiency with all HVAC system types 
5. Demonstrated proficiency in carpentry, plumbing, electrical, and general repair 
6. REAC or HUD experience 
7. Ability to communicate in English clearly with others orally and in writing; bilingual (Spanish) preferred 
8. Ability to work independently from the corporate office for extended periods of time when needed. 
9. Valid drivers’ license, ability to drive and insurance required
