Reports to: Director, Turns, Repairs & Maintenance
Compensation: $75,000 - $80,000 annually
Location: Hybrid (Peachtree Corners, Atlanta), Exempt
Hybrid: 3 days per week in the Peachtree office
About Adoor Property Management LLC ("APM")
Adoor Property Management is a joint venture between Rithm Capital and Darwin Homes. APM is the property management platform for Rithm Capital's build-to-rent and single-family rental ("SFR") homes. APM manages the portfolio using Origin, Darwin Homes' turnkey technology management platform. APM leverages Darwin's proprietary software and end-to-end real estate platform, positioning the venture as a leading player in the SFR industry and enabling Rithm to focus on capital allocation and strategic decision-making.
The Role
Adoor Property Management is growing fast and we're looking for a highly motivated, intelligent, and passionate Turnover Manager to join our team. We're growing fast, and growth means the challenges we'll work on together will change as we lead our team through new and different phases.
Duties:
  • Lead and manage a team of local and offshore Turn/Make-Ready Coordinators and Dispatchers, and simultaneously oversee dozens of turn/make-ready projects nationwide.
  • Meet assigned KPIs in the following areas:
    • Vacate to Turn Start
    • Turn Duration
    • Turn Cost
    • Turn Quality
  • Develop and maintain a nationwide network of general contractors and trade vendors.
  • Relying on your mechanical and construction technical expertise, identify warranty issues, and manage proper performance by the original vendors, ensuring the vendors do not charge for identified issues on a new estimate.
  • Compare Rent Ready Inspections to approved estimates for accuracy & quality using proof of work photos and third-party inspection reports.
  • Ensure move-in inspections and repairs are completed in a timely and high-quality manner.
  • Ensure timely and accurate processing of related administrative matters
  • Other duties as assigned

Requirements
  • 3+ years of turnover management in a real estate context, preferably residential single-family rentals
  • Subject matter expert in residential turn, renovation, and maintenance technical applications and business practices
  • Broadly experienced, multi-disciplinary, independent professional able to operate with broad authority and minimal supervision
  • Able to interact with and influence senior leaders with an eye toward achieving organizational KPIs
  • Experience interfacing with HOAs and municipalities
  • Organized, detail-oriented, and comfortable with data entry
  • Ability to work a flexible schedule, which may include evenings and weekends on occasion
  • Ability to comfortably navigate new technology; competency in MS Office, Google Office Suite, and Slack
  • Bachelor's Degree preferred but not required
