Job description

CAET PMC is seeking a hands-on Commercial Construction Project Manager (CPM) with recent experience managing Quick Serve Restaurant (QSR) ground-up and/or remodel projects. This role is ideal for a self-sufficient builder who thrives in fast-paced environments and is comfortable managing multiple projects simultaneously from start to finish.

Recent QSR construction experience is required. We are specifically seeking candidates who have personally managed or supervised Quick Serve Restaurant construction projects within the last five years.

This is not a corporate, layered-management role. The ideal candidate has real-world, boots-on-the-ground experience running fast-track restaurant projects independently.

Position Overview

The CPM will be responsible for managing approximately 5–6 active projects at any given time, typically ranging up to $5M in value, with aggressive construction timelines of approximately 110–180 days per project.

Projects primarily consist of QSR ground-up construction and restaurant remodels and require decisive leadership, strong organization, subcontractor management, and the ability to adapt quickly.

This role requires ownership of the full project lifecycle, including pre-construction, estimating, planning, budgeting, scheduling, subcontractor management, execution, turnover, and closeout.

Key Responsibilities

  • Lead QSR construction projects from pre-construction through turnover and closeout
  • Develop and manage project schedules, budgets, and timelines across multiple concurrent projects
  • Coordinate with Superintendents to manage subcontractors, materials, equipment, and field operations
  • Actively monitor job progress to maintain aggressive 110–180 day schedules
  • Perform estimating, bid leveling, subcontractor buyout, and procurement
  • Manage subcontractor performance and maintain strong vendor relationships
  • Negotiate contracts, pricing, and change orders
  • Coordinate with clients, architects, engineers, inspectors, municipalities, and local authorities
  • Maintain accurate project documentation, budgets, schedules, and reporting
  • Ensure projects meet safety, quality, budget, and client expectations
  • Step into a Superintendent/field leadership role when needed to keep projects moving
  • Drive projects through punch, turnover, and final closeout

What We’re Looking For

  • QSR Project Manager and/or Superintendent experience within the last 5 years
  • Proven experience managing ground-up and/or remodel Quick Serve Restaurant projects
  • Experience managing commercial construction projects up to approximately $5M
  • Strong track record delivering projects on tight 110–180 day timelines
  • Experience managing multiple projects simultaneously
  • Strong understanding of QSR construction sequencing, scheduling, and field operations
  • Experience with estimating, bidding, subcontractor procurement, and change orders
  • Ability to read and interpret construction plans and specifications
  • Strong subcontractor management and problem-solving skills
  • Ability to operate independently and take full ownership of projects

Candidates whose experience is primarily residential development, multifamily, hospitals, hotels, large institutional construction, or multi-year projects without recent QSR construction experience will not be considered a good match for this position.

Requirements

  • Valid Driver’s License and reliable transportation
  • Degree in Construction Management, Engineering, Architecture, or equivalent field experience
  • Proficiency with Excel, Microsoft Office, MS Project, and/or comparable construction management software
  • Knowledge of commercial building codes and Texas Accessibility Standards (TAS)
  • Willingness to travel to active job sites as needed, primarily throughout Texas with occasional regional travel
  • Ability to work nights, weekends, or off-hours when project schedules require
  • Strong written and verbal communication skills
