Lead Fast-Paced Commercial QSR, Restaurant, Retail & Ground-Up Projects Across the Phoenix Metro


Job Overview

The Opportunity

Birkmeyer General Contractors is seeking a Commercial Construction Project Manager to lead fast-paced QSR, restaurant, retail, tenant improvement, and ground-up commercial projects from kickoff through closeout.

This is a true project management role, not a PM/Estimator hybrid. The right person will manage schedules, budgets, subcontractors, change orders, RFIs, client communication, and project documentation while working closely with Superintendents and leadership to keep multiple active projects moving.


Most work is managed from the office, with regular jobsite visits to support field teams, verify progress, and maintain accountability. This role is ideal for someone who understands the pace of commercial restaurant and retail construction and can manage multiple short-cycle projects without losing control of details, relationships, or deadlines.


How You Will Make an Impact

  • Manage multiple commercial construction projects from kickoff through final closeout.
  • Oversee approximately 4–5 active projects at a time, depending on project size and phase.
  • Coordinate project schedules, subcontractors, vendors, materials, inspections, RFIs, submittals, change orders, and closeout documentation.
  • Partner closely with Superintendents to drive field production, trade sequencing, quality control, and project momentum.
  • Visit jobsites regularly, typically weekly, to verify progress, support field teams, and resolve issues before they slow the project down.
  • Maintain strong communication with clients, architects, engineers, inspectors, subcontractors, and internal team members.
  • Manage project budgets, buyouts, contracts, change orders, and cost tracking.
  • Use Procore and Microsoft tools to keep documentation, communication, schedules, and project records accurate and current.
  • Help maintain strong long-term relationships with repeat subcontractors and trade partners.
  • Keep fast-moving QSR, retail, restaurant, TI, and ground-up projects on schedule while protecting quality and client expectations.


Required Qualifications & Experience

  • 3–8 years of commercial construction project management experience with a general contractor.
  • Experience managing commercial restaurant, QSR, retail, tenant improvement, or ground-up construction projects.
  • Ability to manage multiple fast-paced projects with tight deadlines and overlapping priorities.
  • Strong ability to read and interpret architectural, civil, structural, and MEP construction drawings.
  • Strong understanding of project schedules, subcontractor coordination, buyouts, RFIs, change orders, closeout, and cost tracking.
  • Proficiency with Procore and Microsoft Office, including Outlook, Excel, and Word.
  • Strong communication skills with clients, subcontractors, inspectors, project teams, and leadership.
  • Ability to work in a small-company environment where responsiveness, ownership, and accountability matter.
  • Commercial construction background required; residential-only experience is not a fit for this role.


Preferred Qualifications & Experience

  • 5+ years of commercial construction project management experience.
  • Direct experience with QSR, drive-thru restaurant, retail, restaurant buildout, tenant improvement, or ground-up commercial projects.
  • Experience managing fast-turn commercial projects with 8–12 week schedules.
  • Strong working knowledge of the Phoenix / Arizona subcontractor market.
  • Experience managing repeat trade partners and maintaining strong subcontractor relationships.
  • Ability to identify constructability concerns early and help solve problems before they affect schedule or budget.
