Summary
The Maintenance Technician provides skilled maintenance and repair services across Black Butte Ranch facilities, operations, and common areas while supporting the needs of homeowners and guests. This position performs a wide variety of general maintenance tasks, operates heavy equipment, and assists with seasonal and emergency operations. The ideal candidate brings strong technical, diagnostic, and problem-solving skills along with a commitment to safety, teamwork, and exceptional customer service.
Responsibilities
  • Perform general maintenance and repairs, including carpentry, drywall, painting, minor electrical, plumbing, and fencing.
  • Maintain Ranch roads, bike paths, buildings, common areas, facilities, and amenities.
  • Provide project estimates and assist with obtaining material, equipment, and part quotes as requested.
  • Complete assigned work efficiently, safely, and to Black Butte Ranch and customer standards.
  • Safely operate heavy equipment and machinery, including snowplows, sweepers, sanders, backhoes, loaders, graders, tractors, and related implements.
  • Support snow removal, winter operations, and other seasonal maintenance needs.
  • Properly operate, maintain, and care for Ranch-owned equipment and tools.
  • Respond promptly to after-hours and emergency maintenance calls as required.
  • Provide maintenance support to other departments and assist with general labor and special projects as needed.
  • Communicate professionally with homeowners, guests, vendors, and staff regarding maintenance needs, project updates, and follow-up.
  • Work collaboratively with team members and provide guidance or support to coworkers when needed.
  • Follow Ranch safety procedures and appropriately handle work involving chemicals, hazardous materials, equipment, and other potential workplace risks.
  • Perform other duties and reasonable requests as assigned by management.

Qualifications
  • 3-5 years of resort maintenance, facilities maintenance, or similar industry experience preferred.
  • Experience safely operating heavy machinery and maintenance equipment.
  • Working knowledge of general maintenance and repair, including carpentry, drywall, painting, minor electrical, plumbing, and related trades.
  • Strong troubleshooting, diagnostic, and problem-solving skills.
  • Excellent customer service and interpersonal communication skills.
  • Ability to read and understand work orders, reports, instructions, and technical documentation.
  • Ability to work independently with minimal supervision while contributing effectively as part of a team.
  • Valid Oregon driver's license in good standing.
  • Ability to work a flexible schedule based on Ranch needs, including early mornings, evenings, weekends, holidays, overtime, extended shifts, and after-hours emergency call-ins.
  • Ability to perform physically demanding work for extended periods and lift and move up to 100 pounds.
  • Ability to work outdoors in varying and adverse weather conditions, including heat, cold, wind, and rain, as well as in confined spaces when necessary.
  • Ability to safely work around chemicals, hazardous materials, electrical risks, machinery, and other conditions associated with maintenance operations.
  • Ability to properly operate and care for Ranch-provided tools and equipment; may be required to provide personal small hand tools in accordance with Ranch SOPs.
