We are looking to add a Property Coordinator to our growing Founders 3 Team. As a key member of our team - you will provide superb customer service to tenants and prospective tenants, vendors and property ownership while providing support to our Director of Apartment Operations. You will perform key support activities including:


  • Collaborate with residential property managers to update preventative maintenance completed schedule monthly.ย ย 
  • Track new hire training and employee retraining through Paylocity and Grace Hill.ย  Report on employee progress to Director of Residential Operations.ย ย 
  • Maintain residential building list to include location, staffing, units, and amenities.ย ย 
  • Compile Division L10ย KPI'sย for each property.ย ย 
  • Compile Leadership L10 monthly report data.ย ย 
  • Manage residential preferred vendor list by trade and location.ย ย ย 
  • Create monthly newsletter in collaboration with Director of Residential Ops and Director of Sales and Marketing.ย ย 
  • Onsite Duties: Cover properties as needed for leasing support.ย 
  • Create a preferred employers list for property target markets and assist in marketing campaigns- postcard mania, radio ads, and flyers.ย ย 
  • Monitor "curb appeal" at properties.ย 
  • Utilize Yardi to audit owner and Ops L10 data to ensure data accuracy, weekly and monthly.ย ย 
  • Audit commission requests with lease changes and leasing data.ย ย ย 
  • Audit lease charges and other residential file data in Yardi to ensure they match executed lease and other standard rental criteria documentation.ย ย 
  • Conduct "pop audits" as assigned of a building to ensure new leases and lease renewals are accurate.ย ย 
  • Provide new vendor information to accounting division for new vendor set up.ย 
  • Audit Property Contract Logs, Cheat Sheets, and Service Contracts/COI's to ensure complianceย 
  • Support F3 Cares program through project coordination with property teams.
  • Some Saturday shifts are required.

Requirements

ย Education and/or Experience:ย 

  • High school diploma or equivalent required.ย ย 
  • 2 years' experience working in a professional, office environment.ย 
  • Strong customer service background preferred.ย ย 
  • Excellent verbal and written communication skills.ย 
  • Professional, proactive, and solution orientated preferredย 
  • Must have a strong attention to detail to ensure information accuracy and consistencyย ย 
  • Must be self-motivated, with the ability to take initiative and work effectively in a team environment.ย 

Certificates, Licenses, and/or Registrationsย 

  • A valid driver's license and insurance.ย 

Computer Applications Skills:ย 

  • Experience working with Microsoft office suite- Outlook, Word, Excel, Power Point, SharePoint, and Teams.ย ย ย 
  • Experience with Yardi a plus.ย ย
