About Turnstone Custom Homes

Turnstone Custom Homes is a design-build firm operating in coastal Sussex County, Delaware. We build and renovate high-end custom residences for clients who come primarily from the DC, Baltimore, Philadelphia, and New York/New Jersey markets.

Our custom renovations typically range from $300,000 to $1,000,000, and our new home builds range from $1,000,000 to $3,000,000.


We are looking for an experienced custom residential Project Manager who is ready to step into a well-defined process and execute at a high level. If you take pride in delivering complex projects on time, on budget, and with a high level of client satisfaction, this is worth reading.


About the Role

Our Project Managers own their:

  • Client relationships
  • Subcontractor relationships
  • Project schedules
  • Project budgets
  • Overall project execution

You will work within a proven process that we have built and refined over two decades. You will have the systems, support, and team in place to execute successfully -- but the results are ultimately yours to own.

New Project Managers start with one project during their onboarding period. As you learn our systems and demonstrate your capabilities, your portfolio grows. Our most experienced Project Manager currently runs four concurrent projects with his superintendent team.

This role requires strong critical thinking, sound judgment, and the ability to manage complex custom home projects with minimal oversight.


You will work directly with senior leadership, including the COO, and must be able to:

  • Prioritize effectively
  • Make informed decisions in a fast-paced environment
  • Manage high-expectation clients with confidence
  • Keep projects moving without constant direction
  • Bring solutions forward, not just problems

Successful candidates are proactive problem-solvers who take ownership of their projects. Rather than simply escalating issues, you are expected to identify solutions, evaluate options, and bring thoughtful recommendations forward.


Compensation

Base salary: $90,000-$110,000, depending on experience

Project bonuses are paid quarterly and are available on top of base compensation.

The bonus pool on each project is up to 0.5% of the final contract price. On a $1,000,000 project, that represents up to $5,000 in potential bonus for that job alone.

Bonus payouts are based on a project scoring system that includes:

  • Schedule
  • Budget
  • Quality
  • Client satisfaction

You decide how much of your bonus to share with your superintendent(s). A Project Manager carrying a full project load at strong performance can earn meaningful additional income beyond base salary.

What We're Looking For

The ideal candidate will have:

  • 7+ years managing custom residential construction projects
  • Experience with high-end custom homes, custom renovations, or both
  • Ability to read and interpret drawings
  • Strong subcontractor management skills
  • Confidence managing clients with high expectations
  • Ability to manage projects without hand-holding
  • Strong communication and follow-through
  • Familiarity with JobTread or a comparable platform is a plus

Delaware beach market knowledge is helpful, but not required. We can teach that.
