Job description

POSITION: Development Analyst (Full Time, Exempt)
COMPENSATION: Pursuant to Colorado regulations, if this job is performed in Colorado, the salary range is $60,000 - $65,000 plus bonus potential. Eligible to participate in the company benefits plan. DIRECT REPORT: SVP, Head of Development
SUMMARY
This position will play a vital role in supporting the Development Team in the analysis and execution of new, ground-up Student Housing development projects. Responsibilities will include performing financial analysis and market research, preparing investment committee presentations, assist in capital raising, and supporting the Deal Team in identifying new development opportunities. The ideal candidate will possess strong analytical skills, in-depth knowledge of real estate markets, and the ability to thrive in a fast-paced environment.
RESPONSIBILITIES (Including but not limited to; varies depending on project type)
  • Market Analysis - Maintain detailed and updated market data for top Student Housing markets nationwide. Track and provide analysis of supply/demand trends, rent growth and occupancy.
  • Underwriting - assist in underwriting new, ground-up Student Housing developments and manage proforma updates from the construction management, development and capital markets teams.
  • Prepare detailed Investment Committee presentations for new development opportunities and assist in deal presentations to capital partners including debt & equity.
  • Work with Deal Team to identify new development opportunities including sourcing land, analyzing zoning code and negotiating deals.
  • Demonstrated proficiency in Excel modeling and PowerPoint presentations
  • Be a strong team player willing to participate in all aspects of the Development process and deal life cycle

QUALIFICATIONS
  • 2+ years of commercial real estate experience as an analyst or equivalent role, real estate development or student housing experience a plus.
  • Bachelor's degree in Business, Finance, Economics, Real Estate or related field
  • Demonstrated proficiency in Excel and PowerPoint
  • Excellent written and verbal communication skills
  • Advanced critical thinking skills, exhibited by the ability to take information from a wide variety of sources and synthesize/analyze the information to source new opportunities
