The Regional Leasing Manager will provide sales and leasing oversight of Tailwind Group's student housing portfolio. This individual will help drive and execute the company sales strategies, which includes: evaluating market trends, assisting all properties in their preparation for the upcoming leasing season, providing ongoing and relevant sales and leasing training, keeping up to date with industry trends, and regularly meeting with on-site teams to ensure budgeted occupancy and revenues are being achieved. A successful Regional Leasing Manager will be innovative and known in the industry for their unique sales approach, take pride in our student housing portfolio, and understand that this role is critical to the reputation of Tailwind Group.
This is a full-time position working a standard schedule, Monday - Friday from 8:00am - 4:30pm. Nights or weekends may be required from time to time dependent on business needs. This position requires moderate travel (40-50%), on average 2 weeks per month, but may vary during leasing season or as required by business needs (renewal launch, summer months, position vacancies, etc). Relocation is not required, but candidates must be based near a major US airport.
The compensation range for this position is $60,000 - $75,000plus bonus potential. This range is determined by current market data based on the position requirements and complexities. Final offers of employment will be based on multiple factors including candidate education, skills, experience, and location.

Responsibilities & Duties
  • Evaluate market trends and consult with the Marketing Department to adjust strategies as needed.
  • Coordinate and execute sales strategies to maximize occupancy and effective rent rates of the portfolio.
  • Conduct regular sales and leasing training and share relevant industry information (articles, videos, etc.) with all on-site teams.
  • Ensure company standards for follow-up, reporting, auditing, and other KPIs are being followed as required.
  • Coordinate with Regional Property Managers during the leasing season planning in which rental rates, marketing budgets, incentive schedules, and leasing benchmarks are being set.
  • Assist with implementation of pre-leasing plans and renewal campaigns.
  • Work with the Marketing Department to ensure all sites are following our digital marketing standards and protocol.
  • Prepare weekly leasing reports and give pricing recommendations as needed.
  • If a property is put on Watch List or Red Flag Mechanisms are triggered, immediately travel to the property and determine what the issues are; once diagnosed: develop and implement a plan to rectify the issues immediately.
  • Provide coaching and feedback for all leasing staff, ensuring that their job expectations are known and followed.
  • Coordinate with Regional Property Managers in setting performance goals and bonus schedules for leasing staff.
  • Travel and perform leasing duties for any property that is short-staffed.
  • Travel and perform due diligence on leasing and market metrics on potential new acquisitions or developments.

Requirements
  • Bachelor's Degree in Sales, Marketing, Business Administration, or related field.
  • Three or more years of progressive leasing experience in student housing.

Knowledge, Skills, & Abilities
  • Demonstrated ability to work in a growing, fast-paced environment managing multiple projects simultaneously.
  • Possess strong administrative, organization, and communication skills.
  • Demonstrate a high level of integrity and professionalism.
  • Be a self-motivated individual and excel at working in a team environment.
  • Understand standards of property management including Fair Housing laws, Tenant/Landlord rights, and general real estate principles.
  • Proficiency in all Microsoft Office programs: Excel, Word, PowerPoint, and Outlook.
  • Refined sales and business acumen.
  • Experience with Entrata software is preferred.
  • This position requires travel to properties within the assigned region at least 2 weeks per month. This may vary during leasing season or as required by business needs (renewal launch, summer months, position vacancies, etc). Relocation is not required, but candidates must be based near a major US airport.
