What is remote property management?

Remote property management is the practice of overseeing and maintaining rental properties from a distance, without being physically present at the property location. This can be done using digital tools, such as property management software, virtual tours, and online communication platforms, to handle tasks like tenant screening, rent collection, maintenance coordination, and responding to tenant inquiries. Remote property managers often work with local vendors or on-site staff to address issues that require a physical presence. This approach enables landlords and property managers to efficiently manage properties in different locations, save time, and reduce the need for on-site visits.

What are the key skills and qualifications needed to thrive as a remote property manager, and why are they important?

To thrive as a Remote Property Manager, you need strong organizational skills, knowledge of property management practices, and typically a background in real estate or property management certification. Familiarity with property management software (such as AppFolio or Buildium), virtual communication tools, and online payment systems is essential. Excellent communication, problem-solving, and time management skills help build trust with tenants and owners while efficiently handling issues from a distance. These abilities ensure smooth operations, tenant satisfaction, and effective oversight of properties without being physically on-site.

What are the main challenges faced by property managers working remotely, and how can they be addressed?

Remote property managers often face challenges such as coordinating maintenance or repairs from a distance, ensuring clear communication with tenants and contractors, and staying organized across multiple properties. Utilizing reliable property management software and digital communication tools can help streamline operations and maintain strong relationships with both tenants and service providers. Regular virtual check-ins and clear protocols for handling emergencies are also crucial for effective remote management.

Remote Property Management involves overseeing multiple properties, handling maintenance, and tenant relations, often requiring a real estate license and property management certification. JOB SUMMARY
The Risk Claims Manager directly manages the company\'s auto liability and workers\' compensation claims. This is an individual-contributor role with no direct reports — the Risk Claims Manager will manage claims for physical property damage, auto vehicle damage, and other verifiable damage, rather than overseeing a claims staff. The role ensures complete and sound claim settlements, legal reviews, and investigations in accordance with company policies and procedures, and directly manages workers\' compensation claims, including return-to-work documentation and modified duty job offers. The Risk Claims Manager will recommend measures to reduce or eliminate losses due to accidents and injuries. This position has the potential to be remote.

ESSENTIAL JOB DUTIES

  • Personally investigate and manage the company\'s claims. Work with insurance companies to set claim reserves.
  • Identify claims that require escalation to the insurance company during intake and gather all relevant information needed for claim resolution.
  • Directly manage property damage, auto damage, and workers\' compensation claims; handle serious losses, retain and direct defense counsel, and attend mediations and depositions as needed.
  • Provide excellent customer service when speaking with insureds/claimants by phone.
  • Prepare statistical reports of claims activity and submit reports/findings as requested; lead claim file reviews as requested.
  • Ensure the company takes appropriate measures to minimize claim losses and comply with government regulations.
  • Create a positive and productive work atmosphere by communicating and behaving professionally and collaboratively with all employees.
  • Other duties as assigned.

MINIMUM REQUIREMENTS

  • At least seven (7) years of extensive claims experience in a senior-level, individual-contributor claims role.
  • Extensive knowledge of liability claims administration, including litigation avoidance.
  • Thorough understanding of complex medical treatments, treatment outcomes, tort, venue, and jurisdictional matters, along with highly developed investigative and analytical skills.
  • Demonstrated success exercising independent decision-making, problem-solving, and effective negotiation skills.
  • Ability to collaborate effectively with cross-functional teams.
  • Excellent verbal and written communication, presentation, interpersonal, and analytical skills.
  • Proficiency with word processing and spreadsheet software; Microsoft Windows, Word, and Excel preferred.
  • Knowledge of statistical process control desirable.
