About the Role
  • The Pipeline Manager is responsible for leading the loan processing and pipeline management team, ensuring the efficient movement of loans throughout the mortgage lifecycle.
  • This role oversees daily pipeline operations, drives process improvements, monitors service levels, and collaborates with underwriting, title, valuation, and closing teams to ensure timely, high-quality loan delivery.
  • The Pipeline Manager also provides leadership to the processing team, fostering accountability, operational excellence, and continuous improvement.


What You'll Be Doing (Key Responsibilities)

  • Manage condition clearing and documentation workflows.
  • Monitor pipeline progression and operational SLAs.
  • Ensure loan files meet quality and completeness standards.
  • Coordinate activities across underwriting, title, valuation, and closing.
  • Resolve operational bottlenecks and escalations.
  • Maintain workflow controls and process documentation.
  • Drive operational efficiency and service improvements.

Requirements

Education:

  • Bachelor's, Associate's, or equivalent degree.

Experience:

  • 10+ years in non QM residential mortgage processing.

Must-Have Requirements

Please ensure you meet all of the following before applying:

  • 10+ years of experience in Non-QM residential mortgage processing, with a strong understanding of the end-to-end mortgage loan lifecycle.
  • Proven experience leading mortgage processing or pipeline management teams in a high-volume lending environment.
  • Hands-on experience with Loan Origination Systems (e.g., Encompass, Byte, LendingPad) and managing loan pipelines to meet operational and closing deadlines.
  • Strong knowledge of Non-QM loan products and applicable mortgage regulations, including TRID, RESPA, TILA, and ATR/QM.

Specific Technical Skills Needed:

  • Non-QM Mortgage Expertise – Strong understanding of Non-QM products, including DSCR, Bank Statement, Asset Depletion, Foreign National, ITIN, and other alternative documentation loan programs.
  • Loan Origination Systems (LOS) – Hands-on experience with Encompass, Byte, LendingPad, or similar LOS platforms for managing the loan lifecycle.
  • Pipeline Management – Ability to manage high-volume pipelines, prioritize loans, monitor milestones, and meet closing deadlines.
  • Mortgage Processing & Underwriting – Thorough knowledge of the mortgage process from application through funding, including underwriting conditions and document requirements.
  • Regulatory Compliance – Working knowledge of TRID, RESPA, TILA, ATR/QM, and other federal and state mortgage regulations.
  • Title, Escrow & Closing – Understanding of title commitments, vesting, liens, judgments, payoffs, escrow, and closing/funding requirements.
  • Income, Asset & Credit Analysis – Ability to review borrower financial documentation, including tax returns, bank statements, credit reports, and asset verification.
  • Investor & Guideline Interpretation – Experience interpreting investor overlays, underwriting guidelines, and documentation requirements to ensure loan salability.
  • Reporting & Data Analysis – Proficiency with Excel (pivot tables, lookups, reporting) and the ability to track pipeline KPIs, aging reports, and operational performance metrics.
  • Operational Leadership & Process Improvement – Experience leading processing teams, balancing workloads, improving workflows, and driving efficiency through standardization and automation.
