Mineral and Surface Title Abstractor-Remote

We are seeking an experienced Mineral Title Abstractor to perform advanced title research and analysis. This role is responsible for running title back to patent, preparing detailed runsheets, and providing expert-level interpretation of complex mineral and surface ownership.

Position Summary

The Title Research Specialist researches property ownership, land rights, and title records to support right-of-way acquisition, land development, and renewable energy projects. This position reviews public land records, title documents, and survey information to verify ownership, identify encumbrances, and ensure accurate documentation for land acquisition activities.

Key Responsibilities
Perform advanced title research using county land records, deeds, mineral conveyances, easements, probate files, and other public documents to determine accurate surface and mineral ownership.
Run and analyze complete chains of title back to patent, identifying and interpreting mineral severances, reservations, exceptions, and conveyances impacting current ownership.
Prepare comprehensive runsheets and title abstracts, ensuring a clear, accurate, and defensible chain of title for both surface and mineral estates.
Independently review and interpret deeds, oil and gas leases, assignments, probate records, and other legal instruments to accurately track fractional mineral interests and ownership changes.
Identify, analyze, and document complex title issues, including heirship, intestate estates, unprobated interests, conflicting conveyances, and gaps in title, and recommend appropriate curative actions.
Interpret legal descriptions, plats, and survey data to confirm tract boundaries and properly allocate ownership within project areas.
Maintain detailed, organized, and audit-ready documentation of all title research, including runsheets, ownership reports, and supporting source materials.
Ensure research activities comply with established company procedures and project requirements.
Qualifications
3+ years of experience in oil and gas title abstracting, including running title back to patent.
Strong understanding of:
  • Mineral vs. surface ownership
  • Oil & gas leases and assignments
  • Probate and heirship research
  • Title curative processes
Proven ability to independently analyze and resolve complex title issues
Proficiency in interpreting legal descriptions (PLSS and/or metes and bounds)
Experience preparing professional runsheets and title abstracts
Strong organizational and analytical skills when reviewing property records and documentation.
Proficiency with courthouse research.
Strong attention to detail and accuracy when reviewing legal land documents.
