This is a Hybrid position - while most job duties can be completed from home, you must be based in Colorado Springs, CO in order to successfully work the Colorado Springs area rental market.

A valid Real Estate License IS REQUIRED.
We are looking for a capable Leasing Agent to present and lease properties to prospective renters.

The Leasing Agent is responsible for marketing, sales, and creating positive and lasting impressions with tenants, prospects, leads, and anyone whom you interact with. You are the first point of contact and the most important person on our team! Attention to detail and accuracy are very important in this position along with great closing skills. The primary duties of the leasing professional are to fearlessly connect with customers/leads, to present the features and benefits of the properties, and to close the sale! The primary responsibilities of the leasing agent are to maximize rent and minimize vacancy.

Compensation
$40,000 - $100,000 yearly
Responsibilities
• Maintain a cheerful, helpful, and professional manner in person and on the telephone
• Display a high level of customer service skills - number one priority
• Must possess a sincere, positive, and accommodating attitude
• Conduct all business in accordance with company policies and procedures, Fair Housing, Americans with Disabilities Act, Fair Credit Reporting Act, and all other laws pertaining to real estate
• Maintain and drive a follow-up program on all internet/phone inquiries
• Convert online and telephone traffic to in-person tours
• Respond in a timely manner to all prospects and leads to convert to appointments
• Schedule, coordinate, and conduct showings with prospective tenants
• Meet with new prospects and provide expert information on our properties in a kind and helpful manner to try to win the business of new tenants who meet our leasing criteria
• Respond quickly and maintain constant communication regarding any leads
• Assist in the creation of and manage all property marketing and promotional efforts
• Review active listings and maintain marketing websites
• Shop the competition
• Meet and exceed monthly leasing targets
• Conduct tenant outreach and serve as the primary "Tenant Concierge"
• Assist management with all tenant retention activities
• Ability to confidently handle difficult situations professionally and positively
• Ability to balance priorities, yet act "on the fly" when necessary with ease
• Report all property deficiencies to management
• Gather the verification that supports the application process and prepare move-in paperwork
• Help to ensure the accuracy of lease files -- attention to detail is critical
• Administrative duties and projects as assigned by management
• Assume additional duties and objectives, as required
• Verify all rental applications and personal references are true and accurate
• Become acquainted with client expectations of housing and finances and highlight properties that meet those expectations
• Promote available properties using various social media and websites to help ensure quick rental contracts
• Process contracts with tenants and collect security deposits to ensure the closing of the deal
• Arrange for any required maintenance and periodically inspect properties to ensure our level of company standards are being upheld
• Present properties and provided amenities in a positive light to prospective tenants to help secure rental agreement
• Oversee the entire process from listing to closing to ensure a quick and seamless transaction experience
• Provide world class customer service to clients to ensure their satisfaction and trust and increase sales volume
• Consult with buyer and seller clients to hone in their home wants and needs and close the deal
• Prospect for new leads to promote new business
• Have local knowledge of the community to answer questions about potential homes and the surrounding neighborhood
Qualifications
• A valid Real Estate License IS REQUIRED.
• Ability to communicate effectively both oral and written
