Atwell's Land Solutions team is growing, and we're looking for a Right of Way Acquisition Specialist with a strong title and land rights focus to support projects across the U.S. This is a field-based, project-driven role where your attention to detail, research capabilities, and ability to navigate landowner interactions directly support successful project delivery.

You'll manage the full acquisition lifecycle — from initial landowner engagement through title research, documentation, and closeout — while partnering closely with internal teams across legal, survey, environmental, and project management.

  • Engage landowners to explain project scope, address questions, and secure land rights including easements, rights of entry, and option agreements
  • Conduct detailed title research, ownership verification, and parcel analysis using county records, GIS systems, and public data sources
  • Prepare, review, and execute land use agreements in alignment with client, state, and regulatory requirements
  • Negotiate compensation agreements and support resolution of damage claims in coordination with project leadership
  • Maintain accurate, organized parcel files and document all landowner communications
  • Record executed documents with appropriate county offices across multiple jurisdictions
  • Interpret maps, plats, legal descriptions, and title reports to clearly communicate property impacts
  • Coordinate access for survey, environmental, and project teams across active project areas
  • Support valuation efforts, appraisals, and damage assessments
  • Track acquisition progress in project systems and provide regular updates to leadership
  • Participate in project meetings and assist with closeout activities

Qualifications

  • 2–5 years of experience in right of way, title, land acquisition, or real estate
  • Strong working knowledge of title research, land ownership, and property records across multiple jurisdictions
  • Experience navigating county records, courthouse research, and GIS platforms
  • Ability to work with a wide range of landowners and stakeholders with professionalism and clarity
  • Strong negotiation skills and ability to resolve issues effectively
  • Highly organized with strong attention to detail and documentation accuracy
  • Comfortable with nationwide travel and working in both field and remote environments
  • IRWA coursework or certification is a plus
  • Associate degree or equivalent combination of education and experience
