Location: Remote - Nashville, TN proximity preferred; candidates based in TN, GA, AL, or KY are encouraged to apply.

This is a remote position with occasional travel to properties as needed. Given the concentration of the portfolio in Tennessee, proximity to Nashville or the surrounding region is preferred.


Summary

The Pricing Analyst supports revenue management strategies across the multifamily portfolio through pricing analysis, market research, and performance monitoring. This role is responsible for day-to-day rental pricing, lease expiration management, concessions, and renewal strategies while identifying opportunities to improve occupancy and revenue performance.

Working closely with Asset Management and Property Management, the Pricing Analyst will analyze property and market data, lead pricing discussions, identify trends and risks, and translate findings into actionable recommendations.

Requirements

Essential Duties & Responsibilities

  • Monitor pricing, pricing parameters, and exceptions; identify situations where pricing recommendations may not align with property performance, market conditions, or ownership objectives.
  • Manage lease expiration exposure at the property and unit-type levels and recommend lease-term strategies to optimize future availability.
  • Analyze leasing activity, traffic, conversion, days on market, availability, concessions, and other key performance indicators to support pricing decisions.
  • Recommend and execute property-level pricing, concession, renewal, and lease-term strategies in collaboration with Asset Management and Operations.
  • Lead bi-weekly pricing calls for assigned properties, reviewing performance, market conditions, pricing, concessions, exposure, and leasing trends to establish pricing actions with property and operational teams.
  • Conduct additional pricing reviews as needed based on property performance or changing market conditions.
  • Track implemented strategies and evaluate results to determine necessary adjustments.

Market Analysis & Reporting

  • Monitor competitive properties and submarket trends, including supply and demand, pricing, concessions, occupancy, rent growth, and new supply, to evaluate positioning and identify opportunities or risks.
  • Review competitive market surveys and other market data for accuracy and relevance.
  • Produce ad hoc reporting and analysis to support property, portfolio, operational, and ownership-level business decisions.
  • Monitor key performance indicators and identify properties, unit types, or pricing strategies requiring additional attention.
  • Assist with market studies, portfolio analyses, and other revenue management projects as needed.

Qualifications & Skills

  • Bachelor's degree in Finance, Economics, Business, Real Estate, Data Analytics, or a related field preferred; equivalent relevant experience will be considered.
  • 1-3 years of experience in multifamily, real estate, pricing, revenue management, business analysis, property operations, or a related field preferred.
  • Strong analytical and quantitative skills with the ability to translate data into actionable recommendations.
  • Strong working knowledge of Microsoft Excel; experience with Power BI, revenue management platforms, or similar analytical tools is a plus.
  • Multifamily property management, leasing, or revenue management experience is preferred but not required.
  • Strong organizational skills with the ability to manage multiple properties, priorities, and deadlines.
  • Effective written and verbal communication skills with the confidence to lead pricing discussions and clearly communicate recommendations.
