Data Center 3rd Party Commissioning Project Manager

Preferred Location: New York / New Jersey Metro Area
Alternate Location: Remote US

What this job involves:

This role requires leading 3rd party commissioning activities for data center and mission critical facility projects. You'll provide exceptional technical and project management services throughout all project phases-from design through post-construction. Working with construction managers, general contractors, equipment vendors, and various stakeholders, you'll ensure commissioning processes meet ASHRAE requirements and client specifications. The position demands strong technical expertise in electrical and mechanical systems testing, combined with team leadership capabilities to manage cross-functional commissioning teams on projects ranging from small facilities to large-scale greenfield data centers of 25MW+.

Your day-to-day tasks will include:
  • Leading the development of Commissioning Plans and Commissioning Specifications for assigned projects, and scheduling and facilitating commissioning meetings
  • Managing all aspects of 3rd party commissioning activities, including developing project proposals in response to client RFPs and identifying required commissioning team composition
  • Developing and managing project budgets and financials while protecting JLL's contractual position and ensuring deliverables meet contracted requirements
  • Serving as JLL's primary point of contact with clients throughout project duration and providing day-to-day direction to commissioning team members
  • Leading commissioning-focused design drawing, specification, and submittal reviews, and scheduling and documenting project commissioning meetings
  • Managing the development, review, and approval of L1-L5 commissioning test plans, scripts, and procedures
  • Leading development of detailed Standard Operating Procedures (SOPs) and Methods-of-Procedures (MOPs) in support of commissioning activities
  • Leading team members in field commissioning activities-including scheduling and coordinating JLL and project team members, ensuring contractors and sub-trades meet commissioning requirements, and maximizing team efficiency
  • Overseeing project documentation requirements, including preparation, review, and issuance of commissioning deliverables within required timelines
Desired experience and technical skills:Requirements:
  • Minimum 7 years of relevant data center construction and commissioning experience, with at least 5 years acting as 3rd party commissioning lead or commissioning project manager
  • Strong fluency with data center commissioning processes and deliverables covered in ASHRAE commissioning requirements and guidelines
  • Documented expertise in electrical and/or mechanical equipment/systems factory witness testing, installation, startup and pre-functional inspections, functional and integrated testing, ideally on greenfield projects with capacity of 25MW+
  • Experience acting as Owner's 3rd party commissioning lead working collaboratively with Construction Managers, General Contractors, sub-contractors, equipment vendors, AHJs, Engineer of Record, and other project stakeholders
  • Knowledge and experience testing Utility transformers, UPS systems, Generators and associated automated paralleling switchgear, ATSs and STSs, Fuel Oil systems, PDUs, EPMS, BMS, Chillers (air and water cooled), CDUs, CRAHs, CRACs, and AHUs
  • Strong proficiency in QA/QC and commissioning software applications such as Autodesk Construction Cloud (ACC), BIM360, CxAlloy, Facility Grid, Procore, and similar cloud-based platforms
  • Strong data management skills with proficiency in MS Project, PowerPoint, Word, and Excel
  • Demonstrated ability to coordinate multiple project schedule inputs into a master commissioning schedule platform and deliver project/program status reports
  • Willingness to travel overnight up to 30% to client sites across the USA and Canada
Preferred:
  • ABET accredited engineering or technology degree (demonstrated equivalent industry experience is acceptable)
  • Commissioning Professional Certification from a recognized industry authority
  • PE (Professional Engineer) or PMP (Project Management Professional) designation
  • Experience working in an engineering consultancy or owner organization

Estimated compensation for this position:

175,000.00 - 225,000.00 USD per year

This range is an estimate and actual compensation may differ. Final compensation packages are determined by various considerations including but not limited to candidate qualifications, location, market conditions, and internal considerations.
