At People Incorporated Housing Group (PIHG), we provide opportunities for people who are economically disadvantaged by envisioning, creating, and building attainable housing in the communities where they live and work.

THE ROLE


The Project Manager is a key position on PIHG's small and dynamic affordable housing development team. Working closely with senior and leadership staff, you'll support projects throughout the full development lifecycle — helping financially structure deals, procure funding, oversee construction, and build relationships with the third parties.


WHAT YOU’LL DO


As Part of the Team

  • Procure and organize third-party engagements.
  • Manage contracts and coordinate due diligence.
  • Research potential properties and new development opportunities as they come up.
  • Actively manage and contribute to the predevelopment project pipeline.
  • Evaluate potential projects for feasibility and development potential.
  • Prepare and assemble documentation for Low-Income Housing Tax Credit (LIHTC), Federal Home Loan Bank, Department of Housing and Community Development, and other loan/grant applications.
  • Coordinate closely with internal finance and property management teams.


Project and Construction Management

  • Assist with procuring architectural, engineering, and general contracting services — preparing and distributing RFPs and RFQs.
  • Prepare and monitor preliminary budgets during predevelopment.
  • Finalize and track budget expenditures during construction.
  • Facilitate design team calls among civil engineers, architects, general contractors, and other stakeholders.
  • Attend monthly on-site inspections during construction (at a minimum)


WHAT YOU’LL BRING


  • Bachelor's degree, preferably in a related field.
  • 1–3 years of experience in real estate development or finance.
  • A clear, effective, and engaged communication style both written and verbal.
  • A genuine team player — this role depends on working well as part of the housing team.
  • Sharp organizational skills, with the ability to juggle multiple tasks and deadlines without losing attention to detail.
  • Proficiency with Microsoft Office.


NICE TO HAVE


  • Master’s Degree, preferably in a related or tangential field.
  • Prior exposure to Low-Income Housing Tax Credits, HUD, or affordable housing financing products.
  • Familiarity with multifamily housing finance, due diligence, or loan documentation processes.


GOOD TO KNOW


  • Must be eligible to work in the U.S. and able to provide employment eligibility verification.
  • Must hold, or be able to obtain, a U.S.-issued Social Security card.
  • Must meet the agency's nepotism policy.
  • Must hold a valid driver's license with a good driving record.
  • Must pass a background screening.
  • Local and overnight travel is required.
