Department: Sales – CREo (Powered by Initio Capital)
Reports To: Head of Sales, CREo


About the Role

Initio Capital is hiring an Outbound Setter / SDR to support our capital markets pipeline for CREo, our fundraising operating system for commercial real estate sponsors and GPs. This role is responsible for generating conversations, qualifying leads, and booking appointments with sponsors who need debt, equity, or capital infrastructure for deals over $2M.

This is not a call center role. This is a front-line position identifying active acquisition groups, syndicators, fund managers, and sponsors who need capital or deal execution support. You will help build the earliest stage of our pipeline: qualifying interest, clarifying needs, and setting booked calls for our closers.

If you have experience in high-ticket appointment setting, outbound prospecting, or real estate lead generation, this role offers a significant financial opportunity with a fast track to becoming a closer.


What You Will Do
  • Cold call, DM, and email commercial real estate operators, sponsors, and fund managers

  • Qualify leads based on deal size, capital need, timeline, and clarity of intent

  • Follow call scripts and frameworks designed for capital markets (training provided)

  • Secure booked meetings for senior closers and leadership

  • Track metrics, conversions, and deal notes in CRM

  • Maintain consistent weekly pipeline output and activity volume


What We’re Looking For

Required:

  • Appointment setting or SDR experience (high-ticket or real estate preferred)

  • Strong communication and listening skills

  • Ability to follow structure, use scripts, and execute proven processes

  • Comfort speaking with high-net-worth individuals, GPs, and operators

  • Track record of hitting call, booking, and pipeline KPIs

  • Professional presence and coachability

Preferred:

  • CRE, private equity, syndication, or lending exposure (not required; we train)

  • Residential wholesaling or B2B cold calling background is a plus

  • Familiarity with sales CRMs and structured outbound workflows


Compensation

This is a 100% commission role with scalable upside.

  • Commission on qualified booked calls that show

  • Commission override for appointments that convert into clients

  • Performance bonuses based on consistency and ROI delivered

  • Promotion track to Closer after 60–120 days based on performance

Target compensation for consistent output: $6,000–$15,000/month in commission with promotion opportunity.
