Maintenance Technician
Reports To: Community Manager

Maintenance Technician Position Overview:
In this role, we are relying on you to keep the community grounds safe, organized, well-maintained, and fully stocked with necessary supplies. You will be interacting with residents and ensuring the timely and satisfactory completion of service requests and inspections. You will also be a key player in the upkeep of community assets and grounds. Teamwork is also an essential key to success in this role.
Maintenance Technician Essential Functions:
  1. Maintain rental inventory through preventative maintenance, work-orders, and home refurbs.
  2. Keep the community grounds, common areas, and vacant lots clean and free of debris and trash.
  3. Complete all work in a timely manner, without sacrificing quality or safety standards.
  4. Respond to after-hour emergency calls according to on-call schedule.
  5. Read water meters, identify, and resolve leaks within the community as applicable.
  6. Organize maintenance facilities, tools, and equipment.
  7. Aid in new home delivery and set-up and report any warranty/follow-up work to management.
  8. Deliver resident notices as requested by management.
  9. Participate in all required team/safety meetings.
  10. Uphold OSHA standards and maintain Personal Protective Equipment as required by State law.
  11. Maintain safe winter road conditions through snow removal and de-icing when applicable.
  12. Operate and maintain all company vehicles according to compliance and safety standards.
  13. Communicate effectively with team members, vendors, and residents.
  14. Ability to work safely around pets, service animals, and wildlife.
  15. Additional duties as assigned by management and subject to change.

Maintenance Technician Physical Requirements:
  • Ability to stand and walk for up to eight (8) hours per day
  • Use of hands, including fingers, to handle or feel objects, tools, or controls in a repetitive motion.
  • Capacity to reach with arms and hands overhead and in front of your body safely.
  • Frequently required to be flexible by climbing, balancing, or occasionally crawling in confined spaces
  • Ability to see clearly at both far and close distances as well as the capacity to adjust focus effectively.
  • Required to regularly push, pull, lift, or carry 50 lbs. Occasionally up to 85 lbs.
  • Proper handling of potentially hazardous chemicals
  • Must be able to climb ladders, occasionally up to an 8-foot ladder safely

Maintenance Technician Education and Experience:
  • A valid in-state driver's license is required
  • A high school diploma or equivalent is preferred
  • Previous home refurbishment or make-ready experience preferred
  • HVAC, Electrical, Plumbing, and Pool Operation experience are a PLUS
  • OSHA certifications or completed trainings are a plus
  • Proficiency in industry specific software products including the use of electronic devices/tablets
