Requirements:

Key Responsibilities

Property Operations & Management

  • Oversee daily operations for a portfolio of properties (1,000+ of affordable and conventional properties).
  • Conduct regular property inspections to ensure curb appeal, compliance, and resident satisfaction.
  • Develop and implement marketing and leasing strategies to maintain occupancy levels.
  • Resolve resident concerns and personnel issues with professionalism and fairness.

Leadership & Team Development

  • Hire, train, mentor, and manage property managers and on-site teams.
  • Foster a culture of excellence, accountability, and teamwork.
  • Lead by example to achieve occupancy, leasing, and revenue targets.

Financial & Asset Management

  • Analyze market trends and identify opportunities to improve property performance.
  • Review financial reports, create action plans for anomalies, and ensure budget targets are met.
  • Manage property budgets, track expenses, and maximize NOI.

Stakeholder Engagement

  • Build and sustain positive relationships with residents, vendors, owners and coworkers.
  • Serve as the primary liaison with property owners to keep them informed about property operations.
  • Proactively communicate with property owners, provide regular updates, and be available to address their questions and concerns.
  • Collaborate with leadership and support teams to standardize processes and share best practices.

What We’re Looking For (Preferred)

  • Experience: Minimum 5 years in multi-site property management.
  • Education: High School Diploma. Bachelor’s degree in a related field or 10+ years of equivalent experience.
  • License: Valid Minnesota Driver’s License and acceptable driving record.
  • Skills:
    • Strong interpersonal and leadership abilities.
    • Proficiency in property management software (Yardi preferred) and Microsoft Office.
    • Financial acumen, including the ability to analyze statements and conduct cash flow analysis.
    • Excellent organizational skills to manage multiple projects simultaneously.
  • Attributes:
    • Dynamic self-starter with a strategic mindset and an entrepreneurial approach.
    • Results-oriented and able to balance business considerations.
    • High attention to detail and accuracy.

What We Offer

  • Compensation: $70,000-$95,000 annually, bonus eligible.

This role requires some in-state travel. Company vehicle or vehicle allowance included.
