OVERVIEW

An established manufactured housing operator with a growing Midwest portfolio is hiring a Regional Manager to run day-to-day operations across its communities. The company has a disciplined, capital-backed acquisition strategy and is on track to grow from roughly 6-7 properties to around 20 within the next year and a half, including a 450-unit community closing this fall in the Chicago area.

Ownership stays out of day-to-day operations by design — this role runs the business, with ownership in a support and capital-allocation role.

WHAT YOU'LL DO
  • Oversee daily operations across a multi-site manufactured housing portfolio, currently around 550 units and expanding through acquisition
  • Lead the integration of newly acquired communities onto company systems and standards, including a 450-unit property closing this fall
  • Manage and develop the on-site team — a mix of full-time and part-time community managers, some living on site, supported by virtual assistants who handle leasing and back-office work
  • Drive occupancy across the portfolio, from established, stabilized communities to newly acquired ones still ramping up
  • Oversee lot lease operations, where residents own their homes and lease the land, including roads, common areas, and community infrastructure
  • Identify and execute value-add opportunities, including converting park-owned homes to rentable lots and community capital improvement projects
  • Coordinate with manufacturers on in-filling vacant lots with new home inventory
  • Track performance in RentManager and report on occupancy, budget, and portfolio health to ownership
  • Serve as the operational lead on new acquisitions, standing up staffing, systems, and processes as each community comes online
WHY YOU MATTER

This is a genuine operating leadership role on a portfolio that's actively growing through acquisition. You'd be the person ownership trusts to run the business day to day — keeping existing communities performing while bringing new acquisitions up to standard, and giving ownership the confidence to keep executing on its growth plan.

WHAT IT TAKES
  • 5-10 years of property management experience, ideally with multi-site or regional oversight
  • Manufactured housing or RV community experience preferred; lot lease or ground lease experience in other property types is also relevant
  • A track record of integrating newly acquired properties into an existing operating platform
  • Comfort managing a mix of on-site and remote/virtual support staff
  • Familiarity with RentManager or a comparable property management system
  • Strong occupancy and leasing fundamentals across both stabilized and lease-up communities
  • Vendor and contractor management experience, particularly around roads, common areas, and community infrastructure
  • Financial fluency — budgeting, reporting, and presenting portfolio performance to ownership
  • Genuine interest in operating within a growth-through-acquisition environment
