What does a region manager do?

A Region Manager oversees the operations, sales, and performance of multiple locations or branches within a specific geographic area. They are responsible for setting targets, managing budgets, optimizing processes, and ensuring that organizational goals are met across their region. Region Managers also lead and support local teams, develop strategies to improve business outcomes, and act as a liaison between upper management and local staff. Their role often includes analyzing market trends, ensuring compliance with company policies, and fostering relationships with key clients or partners.

How does a region manager typically collaborate with local teams to achieve sales targets?

A Region Manager works closely with local sales teams by setting clear objectives, providing regular performance feedback, and offering ongoing training to ensure everyone is aligned with regional goals. They often hold weekly or monthly meetings to review progress, address challenges, and share best practices. Additionally, Region Managers coordinate with other departments, such as marketing and operations, to support local initiatives and drive overall business growth. This collaborative approach ensures that strategies are effectively tailored and implemented to meet the unique needs of each area within the region.

Regional Maintenance Manager - JLL

What This Job Involves

JLL is hiring a Regional Maintenance Manager to support state-of-the-art distribution centers across North America. This is not a typical RMM role.

As a Regional Maintenance Manager - Leadership Development & Site Excellence, you will deploy across a dynamic portfolio of sites to build leadership capability, drive operational excellence, and raise the standard of maintenance execution network-wide. You will work directly alongside Senior Maintenance Managers, Maintenance Managers, Area Maintenance Managers, and site teams - coaching in the field, not from a distance.

This role is purpose-built for an experienced leader who thrives on developing people, strengthening operations, and leaving sites and teams measurably better than they found them. You will serve as a key resource across the network - deploying where leadership development is needed, accelerating new leaders into their roles, and ensuring program standards are executed with consistency and rigor.

You are part of a National Operations Team delivering services to the client across the United States and Canada.

Essential Functions

Site Performance & Standards

  • Deploy across the network to assess gaps, drive corrective action, and restore performance to KPI targets

  • Evaluate site condition, maintenance execution, and team capability - and leave behind a clear improvement plan with ownership

  • Establish, teach, and enforce standards for maintenance execution that protect, maintain, and improve the value of client assets

  • Conduct Health Check audits and Quality Assurance reviews to ensure consistent adherence to program standards across the network

  • Provide Fulfillment Center General Managers with direct visibility into the conduct of maintenance at their sites

Leadership Development & Coaching

  • Serve as a hands-on mentor and coach to Senior Maintenance Managers, Maintenance Managers, and Area Maintenance Managers

  • Model leadership best practices in real time - in the field, alongside site teams

  • Identify leadership gaps at the site level and build individualized development plans to close them

  • Teach budgeting, workforce management, KPI interpretation, and escalation processes to emerging leaders

  • Create talent pipelines within sites to ensure continuity of performance and values

Technical & Operational Excellence

  • Drive maintenance best practices: standardize work methods, improve reliability, document processes, and train teams on execution

  • Develop and implement reliability plans that support increasing uptime across assigned facilities

  • Provide functional expertise in Material Handling Equipment (MHE), Industrial Automation, and Robotics systems

  • Leverage data and operational metrics to identify trends, diagnose root causes, and drive continuous improvement

  • Provide guidance to senior leadership on equipment end-of-life issues using ROI and analytical techniques

Safety Culture

  • Build and reinforce a proactive safety culture at every site you engage with

  • Guarantee 100% safety training compliance and model safety-first behavior that drives accountability

  • Monitor, audit, and enforce safe work practices; conduct and support training drills across the network

  • Establish deep relationships with safety program managers - both client-side and on-account

Client Relationship Management

  • Build trusted relationships with site Operations leaders, Regional Operations Managers, and Program Managers

  • Partner with JLL leaders and Finance to ensure proper stewardship of client funds

  • Ensure KPI performance is achieved or exceeded - and communicate performance clearly in weekly business reviews and reporting

Account & Program Management

  • Ensure labor and PRM budgets are met, including OT adherence and approval authority follow-through

  • Report variances and trends across all controllable budgets

  • Ensure compliance with PO creation and invoice reconciliation processes

  • Network with other RMMs to ensure consistent deployment and execution of JLL programs and tools

Required Qualifications

  • Bachelor's degree

  • 6+ years managing employees and performance, including salaried leaders

  • Prior experience in a regional or multi-site maintenance leadership role managing 80+ employees

  • Proven track record of leading change, accelerating team development, and driving performance improvement across multiple sites

  • Functional knowledge of Material Handling Equipment systems, maintenance best practices, and 24/7 logistics environments

  • Willingness to travel 70-80% and deploy on short notice to sites across North America

Preferred Qualifications

  • Strong coaching, mentoring, and influencing skills - especially with leaders earlier in their development

  • Experienced in reliability-centered maintenance, preventive/predictive strategies, and large-scale integrated systems

  • Proficient in data analysis; able to translate metrics into actionable coaching and site-level decisions

  • Exposure to Lean, Six Sigma, TOC, standardized work, and cost/benefit analysis

  • Working knowledge of MS Excel, AutoCAD, MS Project, and CMMS platforms

  • MBA, Master's degree, or Six Sigma Black Belt a plus

  • Professional engineering registration a plus

Physical Demands

  • Frequent bending, crouching, kneeling, reaching, standing, and walking during site visits

  • Lifting parts and tools averaging 20 lbs, occasionally up to 49 lbs

  • Working conditions include small spaces, dust, fumes, temperature extremes, noise, vibration, and uneven or wet surfaces
