Overview

Responsible for marketing and leasing assigned property, as well as providing resident services.ย  Develops and implements policies and procedures to effectively manage property under the direction of the Property Manager and Regional Property Manager.ย 

Pay range: $21 - $22/hour depending on experience

Responsibilities
  • Coordinating leasing events such as open houses, realtor tours, and resident promotional activitiesย 
  • Assists with the development and implementation of resident servicesย programmingย 
  • Maintains knowledge and awareness of corporate in/out migration, property competition, and other market conditions affecting leasing andย operationsย 
  • Manages property's answering service, ensuring superlative customer service, up-to-date calling sequences, and accurate contactย informationย 
  • Notifies residents of all issues affecting theirย tenancyย 
  • Files court documents for eviction and attends scheduled court hearings as Landlord'sย representativeย 
  • Oversees security deposit administration including inspecting units to determine resident's balance or refund, preparing disposition letters, and processing security depositย returnsย ย 
  • Assists Property Manager with maintaining building security measures, documenting incidents, and sending proper notification to management, owners, and insuranceย carriersย ย 
  • Maintains familiarity with all procedures and requirements of accounts payable and accountsย receivableย 
  • Processes all property expenditures for Property Manager's approvalย ย 
  • Maintains journal of administrative, facility-related, and market-driven property issues andย concernsย 
  • Leads tours of property, showing vacant units and marketing propertyย amenitiesย 
  • Tracks and follows up with all referrals, walk-ins, and phoneย inquiriesย ย 
  • Develops and maintains reference book detailing property's unique features, amenities, size, vacancies, rental rates, and current leasingย promotionsย 
  • Prepares leasing checklist and package which includes all required forms, deposits, schedules, andย informationย ย 
  • Reviews and screens all applications for Property Manager's approvalย 
  • Maintains property's filing system including tenant, applicant, accounting, and vendor and contractย filesย 
  • Maintains deposit and rentalย collectionsย 
  • Monitorsย landlord-tenant relations and mediates disputes whenย necessaryย ย 
  • Responds to resident concerns and complaints.ย ย Counselsย residents and provides referrals to appropriateย agenciesย 
  • Utilizes maintenance software program to enter in and track workย ordersย 
  • Inspects apartments for move-in/out condition and turnoverย statusย 
  • Assists Property Manager with conducting and documenting annual unit inspections and annual recertification ofย residentsย 
  • Assists Property Manager with reassessing property and completing competitive marketingย analysisย 
  • Remains current on and compliant with policies and laws affecting the marketing and leasing of the property, including the Company's leasing agreement, Landlord Tenant code, Fair Housing laws, and other applicableย lawsย ย 
  • Ordersย office suppliesย ย 
  • Maintains regular daily office hours ensuring adequate coverage on weekends andย holidaysย 
  • Maintains strict adherence to invoice approval policy.ย  Position does not have authority to purchase any goods orย servicesย ย 
Qualifications

Required Education and Experience:ย 

  • High Schoolย Diplomaย or equivalentย 
  • Bachelor's Degree preferredย 
  • 2 or moreย year's experienceย in multi-family property managementย 
  • Experience with Low Income Housing Tax Credit Program and/or Hope 6ย preferredย ย 
  • Knowledge ofย HUD programs including but not limited to HOPE 6 and project-based Sectionย 8ย 
  • Proficiency in Yardi preferredย 
  • Proficiency in Microsoft Windows, including Microsoft Excel and Outlookย ย 
  • Excellent customer service skillsย 
  • Requires a valid driver's license, an insured vehicle, and the ability to travel (between properties)ย 

Working Conditions:ย 

  • Ability to work periodic flexible hours is required.ย  Ability to travel by plane and automobile is required.ย ย 
  • Ability to work at property locations within or near transitionalย neighborhoodsย 
  • Ability to climb stairs, take elevators, bend, squat and reachย overhead.ย
