As the Senior Lead - Real Estate Manager, you will drive the strategic expansion and portfolio management of On’s physical presence across the Americas region. Reporting to the Director of Real Estate & Development, AMER, you will lead high-impact site selection, lease negotiations, and transaction execution across retail and workplace environments. This role is critical to On’s omnichannel growth strategy by securing premium, brand-aligned locations that elevate our market presence and deliver strong commercial returns.

Your Mission
  • Drive the regional real estate strategy across the Americas, ensuring retail and office footprints directly support omnichannel growth, brand storytelling, and key city priorities
  • Lead end-to-end deal execution for new stores, relocations, and office spaces, securing optimal financial and legal terms that maximize profitability and long-term value
  • Direct external broker networks, local consultants, and landlord partners, instilling a culture of alignment with On’s premium positioning and expansion goals
  • Synthesize market analytics, foot traffic data, and competitive dynamics to present shortlisted opportunities to executive leadership for approval
  • Partner closely with regional Sales, Marketing, and Retail Operations leaders to ensure site selection aligns with local market dynamics and commercial strategies
  • Collaborate with internal Store Design and Development teams to validate site feasibility, technical constraints, and critical launch timelines prior to lease execution
  • Manage portfolio lease actions including renewals, kick-outs, expansions, and restructuring across North America and key expansion markets in LATAM
Your Story
  • You bring 8+ years of functional experience in real estate leasing, brokerage, or development within premium retail or high-growth consumer environments
  • You bring 2+ years of direct people leadership experience, guiding, mentoring, and developing real estate specialists and external partner networks across multiple markets
  • Deep expertise in structuring and negotiating complex lease contracts, with a comprehensive understanding of commercial, financial, and legal frameworks across North America and LATAM
  • Proven track record of evaluating site profitability through robust financial modeling, CapEx assessment, and long-term deal structuring
  • Strong strategic appreciation for premium retail markets, brand adjacency, key street dynamics, and evolving consumer traffic patterns across major regional hubs
  • Comfort traveling up to 40% of the time to support site evaluations, landlord negotiations, and key market reviews across the region
