Job description

OPPORTUNITY

The Analyst, Real Estate Development will be responsible for providing financial and other support on a wide range of development projects in multiple asset classes. The Analyst will oversee the development, interpretation, and implementation of financial models to evaluate and propose recommendations on investment, development, and redevelopment projects. This position will have exposure to multiple asset classes which could include land development, industrial, office, high rise condominium and residential rental projects.

KEY RESPONSIBILITIES
  • Create detailed financial models for single and multi-phase development projects including multi-family residential, retail, office, and hospitality property types, both at a project and investor level (waterfall analysis).
  • Obtain inputs and assumptions for a development proforma through market research, review of third-party reports, and collaboration with various teams across the organization including Construction, Debt, Finance, Property Management, and Operations as well as from JV partners.
  • Conduct financial analysis, prepare scenarios and sensitivity analysis to inform decision making and evaluate development options.
  • Coordinate with the required groups to ensure accuracy of the information being provided and evaluate options to improve the project return.
  • Lead or assist ย in the creation of presentations and memorandums to facilitate the internal project approvals process.
  • Lead or assist with implementing standard monthly and quarterly reporting process and assist with publishing development status reports for all projects.
  • Review financial planning and reporting of joint venture partners and complete internal management reporting on major projects using the standard template.
  • Perform variance analyses and reconciliations.
  • Coordinate with the required groups to complete the monthly cost-to-complete process for projects currently under development.
  • Prepare various project and portfolio reports to be used by internal and external stakeholders.
  • Work closely with the Asset Management, Investments, and Finance teams on various group initiatives and special projects.
  • Assist in the valuation processes.
  • Provide input, as required, to other Real estate groups in reviewing budgets, schedules and investment feasibility.
  • Assist in general development project oversight and organization including, coordinating meetings, filing, liaising with development consultants.
  • Other duties within the scope and purpose of the job, as requested by management.

Requirements

KEY QUALIFICATIONS
  • 1+ years of related experience within real estate development, investment, asset management, brokerage, lending, accounting or valuations.
  • General understanding of real estate development process including planning, design, construction, finance and leasing/ sales.
  • Undergraduate degree with an emphasis on finance, real estate, or urban planning. MBA, CFA, CPA, or AACI are considered an asset.
  • Strong financial modeling skills and a solid understanding of finance concepts and terminology.
  • Strong proficiency in Excel, ย PowerPoint, and Word. Argus is considered an asset.
  • Ability to critically review financial and project information and compile regular project reports.
  • Attention to detail is critical for success in this role.
  • Results oriented with the ability to prioritize and manage multiple tasks and responsibilities, maintaining attention to detail.
  • Strong interpersonal and communication skills, both written and verbal, with emphasis on relationship building skills.
  • Ability to work collaboratively with cross-functional teams, building consensus, communicating effectively and contributing to a positive, growth-oriented work culture.
