Honiker Management Services is seeking one Georgia-licensed real estate professional for a strategic business development role serving our real estate brokerage, PMI Mountain Gateway, and North Georgia Association Management.


This position is designed for a producer who wants more ways to earn from the relationships they build. An investor may become a buyer, seller, and property-management client. A developer or community relationship may create association-management business, real estate opportunities, and future referrals.

Instead of building separate careers in real estate sales, property management, and association management, you'll develop relationships that can create opportunities across all three.


Three ways to earn


Traditional Real Estate Sales

Represent buyers and sellers and earn commissions under our brokerage compensation plan.


Residential Property Management

Earn 25%–40% of first-year base management fees on qualifying self-generated new residential property-management business for PMI Mountain Gateway, based on annual production.


Community Association Management

Earn 25% of first-year base management fees on qualifying self-generated new HOA, POA, condominium, and community-association management contracts for North Georgia Association Management.


Company-generated and cross-sell opportunities may also qualify for commissions under the written compensation plan.


This is a commission-only independent-contractor opportunity with no salary or hourly wage. There is no monthly brokerage fee while serving in the designated Business Development role.

This role creates additional opportunities to earn from the same relationship-building activity. A rental-property owner who isn't ready to sell may need professional management. An investor who needs management today may buy another property tomorrow. A developer relationship may lead to community association management, real estate transactions, and referrals.


You'll also have the support of established management operations. Your role is to develop, sell, and close the relationship—not become the day-to-day property or community manager after onboarding.

Honiker Management Services provides company branding, systems, marketing support, management expertise, CRM resources, and an established brokerage platform to support your business development efforts.


What you'll do


  • Build and manage a consistent pipeline of rental-property owners, real estate investors, HOA/POA/condominium associations, developers, builders, buyers, sellers, and referral partners.
  • Generate business through outbound prospecting, networking, referral relationships, community involvement, and disciplined follow-up.
  • Conduct discovery meetings and qualify potential opportunities.
  • Participate in proposals, presentations, and sales meetings with prospective management clients and association boards.
  • Close new residential property-management agreements for PMI Mountain Gateway.
  • Close qualified association-management agreements for North Georgia Association Management.
  • Represent buyers and sellers in traditional real estate transactions.
  • Maintain accurate CRM records, lead sources, follow-up dates, pipeline stages, and forecasts.
  • Coordinate the professional handoff of new management clients to the appropriate operations team.
  • Continue developing client relationships for future real estate, management, and referral opportunities.


A role built for a producer


This is a strategic growth position with defined production expectations.


A strong annual target is approximately 50 new PMI-managed doors and four qualified NGAM association-management contracts, in addition to developing your traditional real estate practice.

Performance is evaluated based on closed production, pipeline development, opportunity quality, and overall results.


Because this position receives enhanced business-development compensation and no monthly brokerage fee, continued designation in the strategic Business Development role is performance-based.

  • Active Georgia Real Estate Salesperson or Associate Broker license, with the ability to affiliate with our brokerage before performing licensed activity.
  • Comfortable initiating conversations, asking for business, and following up consistently and professionally.
  • Ability to develop business rather than relying exclusively on company-provided leads.
  • Ability to communicate value to investors, property owners, developers, business professionals, and volunteer association boards.
  • Strong organization and CRM/pipeline discipline.
  • Professional communication and presentation skills.
  • Self-direction, accountability, resilience, and comfort with performance-based compensation.
  • Real estate sales, property management, community association management, investor sales, outside sales, B2B sales, or related experience preferred.
