Key Duties
Strategic Land Acquisition & Market Intelligence
  • Develop and execute the company's land acquisition strategy in alignment with organizational growth plans.
  • Identify, evaluate, and secure high-value land opportunities through relationships with landowners, brokers, developers, and municipal partners.
  • Negotiate lot sales with, and maintain relationships, with home builders (customers).
  • Oversee comprehensive market research, including employment trends, demographic shifts, competitive analysis, and regional sales performance.
  • Direct feasibility assessments, due diligence, and preliminary land planning to determine project viability.
  • Provide strategic recommendations to executive leadership regarding land positions, market entry, and long-range planning.

Contract Negotiation & Legal Oversight
  • Direct the preparation, negotiation, and execution of land acquisition agreements, purchase contracts, and related legal documentation.
  • Collaborate with internal and external legal counsel to ensure all contracts protect company interests and meet regulatory standards.
  • Manage complex negotiations involving multiple stakeholders, financial structures, and long-term development considerations.

Leadership, Project Coordination & Internal Collaboration
  • Lead, mentor, and develop the Land Acquisition team, providing guidance on strategy, negotiations, and professional growth.
  • Oversee preparation of Land Acquisition Request packages and present recommendations to executive leadership for approval.
  • Partner with land development, entitlement, construction, finance, and executive teams to ensure seamless transition from acquisition to development.
  • Maintain detailed documentation and reporting for all land acquisition activities.

Qualification Requirements
Education & Experience
  • Bachelor's degree in Construction Management, Business, Engineering, Real Estate, or a related field preferred.
  • 5+ years of experience in land acquisition, land development, or real estate, with demonstrated leadership responsibilities.
  • Strong understanding of land use planning, zoning, entitlements, and government permitting processes.
  • Proven track record of successful land negotiations and acquisitions.

Skills & Competencies
  • Exceptional written and verbal communication skills.
  • Ability to interpret real estate contracts, zoning regulations, engineering reports, and development plans.
  • Strong negotiation, analytical, and strategic decision-making abilities.
  • Ability to manage multiple projects, prioritize effectively, and meet deadlines.
  • Experience with market research, financial modeling, and proforma budgeting.
  • Leadership skills with the ability to mentor and develop team members.

Physical Demands
  • Frequent standing, stooping, bending, and crouching for extended periods.
  • Ability to lift 50 lbs frequently and up to 150 lbs with assistance.

Work Environment
  • Combination of office and field-based work with frequent travel to potential land sites.
