Compensation:

$50,000 - $150,000


Responsibilities:
  • Schedule and be present for all property inspections in order to assist clients with purchase/sale agreements
  • Follow up with all customer leads and requests in a timely and efficient manner to ensure superior customer service
  • Show commercial properties that will be utilized for business purposes and provide financial information and analytical data to the client
  • Appraise properties using local real estate market comparisons to ensure fair market price to clients
  • Research real estate market area and provide information to clients so they can make an informed decision
  • Generate new business opportunities throughout Edmonton and surrounding markets by proactively prospecting, networking, and developing strategic relationships with investors, developers, landlords, tenants, business owners, and industry professionals.
  • Source, evaluate, and secure commercial real estate opportunities across various asset classes, including retail, industrial, office, land development, multi-family properties, and business sales.
  • Utilize industry-leading research platforms, market intelligence tools, and data resources to identify opportunities, monitor market trends, and support investment analysis and client decision-making.
  • Convert qualified leads into successful transactions by maintaining a disciplined approach to business development, client engagement, and deal execution.
  • Perform comprehensive financial analysis, including Net Operating Income (NOI), capitalization rates, cash flow projections, investment returns, and market valuations to provide informed recommendations to clients.
  • Structure, negotiate, and facilitate commercial transactions including acquisitions, dispositions, leasing assignments, investment sales, and business purchases and sales.
  • Manage all stages of the transaction process from prospecting and property evaluation through due diligence, financing, condition removals, negotiations, and successful closing.
  • Maintain an active pipeline of opportunities while ensuring consistent follow-up, accurate reporting, and effective relationship management through CRM systems and internal tracking platforms.
  • Serve as a trusted advisor by providing clients with market insights, investment strategies, asset positioning recommendations, and long-term portfolio guidance.
  • Conduct property tours, site visits, client presentations, and market evaluations while representing the company with professionalism, confidence, and expertise.
  • Collaborate effectively with internal team members, lenders, legal professionals, accountants, consultants, and third-party service providers to facilitate seamless transactions.
  • Stay informed on market conditions, economic trends, municipal planning initiatives, zoning regulations, development activity, and legislative changes impacting commercial real estate.
  • Ensure all documentation, compliance requirements, transaction records, and reporting standards are maintained in accordance with brokerage policies and regulatory guidelines.
  • Identify emerging market opportunities, operational efficiencies, and business development initiatives that contribute to the continued growth of the Commercial Division.
  • Demonstrate a high level of accountability, ownership, professionalism, and initiative while consistently advancing opportunities and achieving performance objectives.
  • Contribute to a collaborative, high-performance culture by sharing knowledge, supporting team objectives, mentoring peers when appropriate, and proudly representing The Bagga Team Commercial Division within the marketplace.

  • Excellent communication and negotiating skills
  • An active Alberta Real Estate License in good standing with RECA (Real Estate Council of Alberta) is required.
  • Previous experience in commercial real estate, investment sales, leasing, land development, business brokerage, or related commercial transactions is strongly preferred.
  • High-performing residential REALTORS® with proven sales success, strong analytical abilities, and an interest in transitioning into commercial real estate are encouraged to apply.
  • Demonstrated understanding of the commercial real estate transaction process, including business development, prospecting, market analysis, underwriting, negotiations, due diligence, and transaction management.
  • Experience utilizing industry-leading research and prospecting platforms such as CoStar, Moody’s Analytics, Altus, or comparable commercial real estate tools is considered a strong asset.
  • Strong financial and investment analysis skills, including the ability to interpret and discuss Net Operating Income (NOI), capitalization rates, cash flow projections, return-on-investment metrics, and overall investment performance.
  • Proven ability to identify opportunities, generate new business, cultivate client relationships, and successfully close transactions.
  • Excellent communication, presentation, and negotiation skills with the ability to confidently advise clients and navigate complex commercial transactions.
  • Business mindset with a strong work ethic, self-discipline, and a results-driven approach to business development.
  • Highly organized with exceptional time-management skills and the ability to manage multiple assignments, transactions, and deadlines simultaneously.
  • Strong relationship-building abilities with experience working alongside investors, developers, landlords, tenants, business owners, lenders, and professional advisors.
