Job description

We are looking for a detail-oriented and motivated Appraiser Trainee or Appraisal Assistant to join our fast-paced appraisal team. This position is ideal for someone looking to obtain their appraiser license and gain experience hours while working directly with residential appraisers. Responsibilities include typing and reviewing appraisal reports, scheduling appointments, researching zoning and public records, gathering comparable sales data, and driving to properties for photos and inspections. We primarily complete GPAR reports using ACI software for single-family homes, condominiums, and vacant land, with occasional UAD assignments. Candidates should be organized, dependable, possess strong attention to detail, have reliable transportation, and be eager to learn and grow within the appraisal profession. Compensation:

$18 - $25 hourly


Responsibilities:
  • Present assessment results by preparing the necessary appraisal report
  • Synthesize collected data to determine the current market value and potential future value
  • Gather information such as tax records from local government and assessors, comparable homes, legal descriptions, and other public records
  • Make site visits to inspect the residential property or office building property to determine appraisal value and document anything that may impact property value, such as the condition of the property, any special features, and nearby properties
  • Work with industry professionals such as real estate agents, assessors, real estate brokers, lenders or financial institutions, and mortgage underwriters, as needed
  • Assist with the preparation and typing of residential appraisal reports
  • Review reports for accuracy, consistency, and compliance
  • Schedule appraisal inspections and client appointments
  • Research zoning, land use, permits, and public records
  • Collect and verify comparable sales and market data
  • Drive to properties to take photographs and assist with inspections
  • Maintain appraisal files and communicate with clients, lenders, attorneys, and homeowners
  • Support appraisers with administrative and valuation-related tasks

Qualifications:
  • College coursework in finance, real estate law, math, communications, computer science, and economics required, bachelor’s degree preferred
  • State license or certification from a reputable appraisal organization such as Appraisal Institute or the Appraisal Foundation is required
  • Strong research, analytical, problem-solving, and time-management skills required
  • Computer proficient, knowledge of MS Office and other relevant software required
  • 2 year minimum as commercial or residential real estate appraiser, assessor of real estate, or related experience
