Position Summary
The Property Accountant is responsible for the financial management of an assigned portfolio of commercial real estate properties. This role works closely with Property Managers to deliver accurate financial reporting, maintain tenant accounts, develop budgets, manage cash flow, and provide exceptional service to property owners and tenants.
Success in this position requires strong accounting knowledge, excellent organizational skills, initiative, and the ability to manage multiple priorities while maintaining exceptional accuracy.
Primary Responsibilities
Financial Reporting

  • Prepare monthly financial statements and supporting schedules.
  • Complete bank reconciliations, journal entries, and general ledger analysis.
  • Analyze monthly operating results and explain budget variances.
  • Prepare customized owner reports and financial packages.

Property Accounting
  • Maintain tenant accounts, recurring charges, and lease information.
  • Process tenant billings and assist with account reconciliations.
  • Respond professionally to tenant and Property Manager inquiries.
  • Review rent rolls and ensure billing accuracy.

Accounts Payable & Cash Management
  • Review invoice coding and payment processing.
  • Monitor property cash balances.
  • Assist with owner distributions, funding requests, and mortgage payments.
  • Maintain accurate banking records and reconciliations.

Budgeting & Forecasting
  • Assist in preparing annual operating budgets.
  • Update financial forecasts throughout the year.
  • Analyze financial trends and recommend adjustments.
  • Partner with Property Managers to improve forecasting accuracy.

CAM & Lease Administration
  • Prepare annual CAM, CPI, and escalation reconciliations.
  • Calculate tenant recoveries and lease adjustments.
  • Review lease provisions to ensure accurate billing.

Collaboration & Continuous Improvement
  • Build strong working relationships with Property Managers, owners, tenants, and fellow accounting team members.
  • Identify opportunities to improve processes and increase efficiency.
  • Participate in departmental projects and assist teammates when needed.
  • Maintain the highest level of professionalism, accuracy, and customer service.
