Summary/Objective
The Quality Control Auditor is responsible for conducting detailed pre-funding and post-closing quality control reviews of mortgage loan files to ensure accuracy, completeness, and compliance with investor, agency, and regulatory requirements. This role independently re-examines the work completed by the loan originator, processor, underwriter, and closing team to confirm the loan file was handled in accordance with established guidelines and internal standards.
The auditor reviews a required percentage of funded and pre-funded loans across multiple loan products and investors, identifies findings or defects, and prepares detailed audit reports summarizing results and compliance concerns.
What you will do:
โ€ข Perform comprehensive quality control audits on mortgage loan files, including a re-review of documentation, calculations, underwriting decisions, and closing documents.
โ€ข Reassess the work completed by the loan originator, processor, underwriter, and closing department for accuracy and compliance.
โ€ข Conduct post-closing QC reviews on required percentages of monthly funded loan volume, including:
ยง FNMA loans
ยง Freddie Mac loans
ยง FHA loans
ยง VA loans
ยง USDA loans
ยง Portfolio loans, as required by the lender
โ€ข Conduct pre-funding QC reviews on a percentage of loan volume in accordance with agency and investor requirements.
โ€ข Evaluate compliance with FNMA, FHLMC, FHA, VA, USDA, and lender-specific guidelines.
โ€ข Review loan files for:
โ€ข Data integrity
ยง Underwriting accuracy
ยง Property valuation compliance
ยง Closing documentation accuracy
ยง Satisfaction of underwriting conditions
ยง Compliance of the final Closing Disclosure with loan closing instructions
โ€ข Assess compliance with the Consumer Financial Protection Bureau (CFPB) Ability-to-Repay and Qualified Mortgage rules.
โ€ข Evaluate compliance with applicable federal laws and regulations.
โ€ข Document audit findings, errors, and defects in a clear and thorough written report.
โ€ข Identify trends, patterns, and recurring issues within audited files.
โ€ข Maintain audit quality, consistency, and turnaround standards.
โ€ข Perform reviews independently without direct interaction with the client's loan officers, processors, funders, or origination staff.
What we are looking for:
โ€ข Strong knowledge of mortgage lending processes, including origination, processing, underwriting, and closing.
โ€ข Working knowledge of FNMA, Freddie Mac, FHA, VA, USDA, and portfolio loan requirements.
โ€ข Understanding of pre-funding and post-closing quality control audit standards.
โ€ข Familiarity with federal mortgage lending laws and regulations, including CFPB Ability-to-Repay and Qualified Mortgage requirements.
โ€ข Ability to identify file deficiencies, documentation errors, underwriting issues, and compliance concerns.
โ€ข Strong analytical and investigative skills with high attention to detail.
โ€ข Ability to prepare thorough, accurate, and professional audit reports.
โ€ข Strong written communication skills.
โ€ข Ability to work independently and make sound audit determinations based on file documentation and agency guidelines.
