Multifamily Property Manager – LIHTC Portfolio
Denver & Aurora, CO Area, Full Time, Salary: $65,000 - $75,000 per year DOE
We are seeking an experienced Multifamily Property Manager to oversee a portfolio of 279 housing units across four communities in the Denver and Aurora areas. This role is ideal for a proven property management professional with extensive Low Income Housing Tax Credit (LIHTC) experience, strong operational skills, and a passion for delivering exceptional resident experiences.
The Property Manager will oversee a team of leasing and maintenance employees and be responsible for the successful day-to-day operations of the portfolio, including compliance, leasing performance, resident retention, financial performance, vendor relationships, and team development.
The ideal candidate is a hands-on leader who can balance regulatory compliance with outstanding customer service while creating a positive, high-performing team environment.
Key Responsibilities
LIHTC Compliance & Operations
· Maintain extensive knowledge of LIHTC program requirements, regulations, and compliance procedures.
· Oversee all aspects of LIHTC compliance, including annual recertifications, initial certifications, file reviews, and required documentation.
· Ensure all resident files, lease paperwork, and compliance documentation are accurate, complete, and maintained according to program requirements.
· Prepare and process all lease-related paperwork in a timely and accurate manner.
· Identify operational challenges and develop effective solutions that support both residents and ownership goals.
Resident Experience, Leasing & Retention
· Lead efforts to improve resident satisfaction, customer service, and overall community experience.
· Drive leasing activity and occupancy goals through effective marketing, follow-up, and resident engagement strategies.
· Focus on resident retention initiatives and building strong relationships within each community.
· Prepare and provide weekly reports detailing leasing activity, traffic, applications, move-ins, move-outs, and other key performance indicators.
· Respond professionally to resident concerns, requests, and escalated issues.
Team Leadership & Development
· Supervise, coach, and support a team of five employees.
· Promote accountability, collaboration, and a positive team culture.
· Delegate tasks effectively while ensuring operational priorities are completed.
· Provide guidance, training, and support to team members to improve performance and service delivery.
Financial & Administrative Management
· Ensure timely collection of rents, fees, and other charges.
· Process payments received accurately and in accordance with company policies and procedures.
· Manage collections and delinquency efforts while maintaining positive resident relationships.
· Serve demands in compliance with applicable local laws and regulations.
· Process resident move-ins and move-outs accurately and efficiently while ensuring all required documentation is completed in accordance with company policy.
· Monitor property financial performance and identify opportunities for improvement.
· Maintain accurate records and reports using property management software and office applications.
Vendor & Property Management
· Manage vendor relationships, contracts, and service expectations.
· Coordinate maintenance needs and ensure timely resolution of resident and property issues.
· Troubleshoot and respond appropriately to after-hours issues and emergencies.
· Communicate professionally and effectively with corporate employees, residents, vendors, and onsite staff.
Required Skills & Qualifications
· Minimum of 5 years of multifamily property management experience.
· Previous Property Manager experience is preferred; however, experienced Assistant Managers with strong LIHTC knowledge and the ability to successfully manage a portfolio will be considered.
· Strong knowledge of LIHTC compliance requirements, including recertifications and resident eligibility requirements.
· Demonstrated leadership experience supervising and developing team members.
· Strong leasing, resident retention, and customer service background.
· Experience with collections and delinquency management.
· Experience utilizing property management software systems; AppFolio experience strongly preferred.
· Excellent communication and active listening skills when working with residents, owners, vendors, and maintenance teams.
· Exceptional attention to detail and strong organizational skills.
· Ability to prioritize tasks, meet deadlines, and manage multiple responsibilities.
· Strong problem-solving skills with the ability to analyze issues and determine effective solutions.
· Basic knowledge of finance, budgeting, and marketing principles.
· Proficiency with Microsoft Office Suite.
· Strong work ethic, professionalism, and commitment to teamwork.
Preferred Qualifications
· LIHTC certification.
· Experience managing multiple communities or a scattered-site portfolio.
· Experience working with affordable housing regulatory agencies and compliance audits.
· Advanced proficiency with AppFolio or similar property management platforms.
· Bilingual communication skills in English and Spanish are helpful.
