Summary

Fundamentally responsible for the overall property management duties for the assigned portfolio of Realterm logistics and on-airport properties within the Southeast Region. This position will is remote but the incumbent must be local to the Atlanta metropolitan area.

General Responsibilities

Property Operations

  • Ensure properties are maintained in good operational condition
  • Work with site management team to ensure systems are properly maintained and tenant's needs are addressed in a timely manner
  • Oversee property related service contracts and building staff (landscaping, janitorial, site management)
  • Responsible for assuring that capital projects are completed on time and within budget in cooperation with the facilities team, construction group and/or third parties
  • Maximize the value of the assigned properties by finding methods to reduce costs and increase efficiencies of building systems and services
  • Responsible for assessing, developing and implementing short term, intermediate and long-term strategies which enhance value
  • Responsible for ensuring that property specific compliance requirements are completed including requirements of ground lessors, third party lenders and bondholders, as well as any other investor requirements
  • Participate in special projects within the assigned portfolio that may include evaluation (due diligence) of properties for acquisitions dispositions among other recurring and non-recurring events
  • Where required, oversee property related aircraft parking apron services, including ramp management and fuel distribution services

Tenant & Customer Relations

  • Establish positive relationships with internal and external customers
  • Act as primary point of contact for tenants and their customers from lease execution to lease expiration
  • Provide new tenant orientation and ongoing enforcement of lease terms
  • Establish appropriate communication within tenant organizations and within Realterm to address administrative, leasing, and financial matters
  • Manage tenant interface platform for assigned portfolio
  • Participate in Kingsley Tenant Satisfaction Assessment process and subsequent action planning

Financial Reporting

  • Review and approval of vendor invoices
  • Monitor and manage AR/AP for the assigned properties
  • Ensure utilities are billed back to the tenants as required
  • Work with SPM to review and prepare property reports, variance analyses and operating and capital budgets
  • Work with SPM and senior management to reforecast R&M and capital expenses as necessary
  • Review annual property expense estimates and reconciliation process for assigned properties

Leasing and Marketing

  • Interface with Leasing and Development during lease negotiations, property expense analysis and operational implications
  • Keep involved with community affairs and business conditions that impact properties
  • Assist with property tours when requested
  • Monitor and maintain vacant spaces for "show ready" condition
  • Participate in airport and industrial real estate associations and events where required and/or beneficial to nurture business relationships or networking prospects or to engage in educational opportunities

Risk Management

  • Ensure tenant and emergency contact lists are current for assigned properties
  • Implement emergency response plan at assigned properties
  • Identify and address any FLS issues
  • Ensure all environmental permits and inspections are up to date for assigned properties

Administrative

  • Ensure documents are properly maintained on the Shared Drive
  • Competitively bid contracts for property service
  • Complete and record property inspections
  • Complete tenant move-in and move-out process and documentation
  • Input and follow up on work orders entered into Facilities Manager
  • Assist with collection, recording and reporting of utility benchmarking
  • Ensure vendor compliance with insurance requirements
  • Perform special ad hoc projects and assignments

Education and/or Experience

* Two (2) to three (3) years of commercial/industrial property management experience in APM or PM role required
* Bachelor's degree or equivalent experience

Working Environment

The position will work in a general office setting and may require travel up to 40% of the time based on organizational/business and regional team needs.

Physical Demands

Must be able to remain in a stationary position for the majority of the workday, sitting at a desk, consistently operating a computer. The person in this position must be able to access file cabinets and office machinery (to include a computer, copier, and fax machine).
On occasion, may need to lift boxes of up to 10 lbs. They must also be able to visit customer sites, as needed, to include partially developed properties.
