Meritus currently operates retail, commercial, industrial, and multifamily properties in the Portland, Oregon metro area, including the Willamette Valley and Vancouver, Washington, through the Seattle, Washington metro area.
About the role
As an Assistant Property Manager, you will support the Property Manager in the daily operations and management of a portfolio of properties in the heart of Tacoma, Washington. Responsibilities include but are not limited to addressing tenant inquiries, conducting tours, preparing leases, collecting rent, enforcing lease terms, and assisting in the training and mentorship of leasing staff.
What you'll do
  • Assist the Property Manager in daily operations and management of assigned residential properties
  • Handle tenant inquiries and provide excellent customer service
  • Conduct property tours and show available units to prospective tenants
  • Process applications, conduct background checks, and verify income eligibility
  • Prepare lease agreements and ensure all necessary documents are completed accurately
  • Collect rent payments and maintain accurate records of financial transactions
  • Coordinate maintenance requests and ensure timely resolution of issues
  • Enforce lease terms and handle tenant disputes or conflicts
  • Maintain organized files and documentation related to property management

Qualifications
  • Previous experience in property management required, Lease-Up experience preferred
  • Familiarity with Section 8, LIHTC, and Fair Housing regulations is a plus
  • Strong phone etiquette and communication skills
  • Ability to handle conflict management and resolve tenant issues effectively
  • Proficient in office software applications (e.g., Microsoft Office, Google Suite)
  • Experience with contract negotiation is beneficial

The pay range for this role is:
28 - 30 USD per hour (r048 Moraine)
