Property Manager
Established NYC Owner/Operator | Midtown Manhattan
About the Opportunity
Our client is a well-established, family-owned real estate company that has owned and managed residential properties throughout New York City since the 1970s. They are seeking an experienced Property Manager to oversee a stable portfolio of primarily fair market elevator and doorman buildings located throughout Midtown and Downtown Manhattan.
This is a true property management position-not a leasing role. Leasing is handled internally by a dedicated leasing department, allowing the Property Manager to focus on operations, tenant relations, building compliance, capital improvements, and protecting the value of the portfolio.
The ideal candidate is resourceful, hands-on, and highly organized. Just as importantly, they are adaptable, have a positive attitude, and are comfortable working closely with a very involved ownership group that takes an active role in the day-to-day management of the portfolio.
What You'll Do
  • Manage the day-to-day operations of a portfolio of luxury residential properties throughout Midtown and Downtown Manhattan.
  • Serve as the primary point of contact for tenants, resolving concerns professionally while delivering a high level of customer service.
  • Work closely with ownership on all operational matters, providing regular updates and ensuring projects move forward efficiently.
  • Oversee building staff, vendors, contractors, and consultants to maintain the physical condition of each property.
  • Coordinate apartment renovations, capital improvement projects, and Local Law compliance initiatives from planning through completion.
  • Monitor budgets and manage expenses within established financial guidelines while ensuring projects remain on schedule.
  • Track and resolve DOB, HPD, DEP, ECB, and other municipal violations and ensure compliance with all applicable New York City regulations.
  • Coordinate preventative maintenance, repairs, inspections, and ongoing building improvements.
  • Conduct regular property inspections and proactively identify operational, maintenance, or safety concerns.
  • Review vendor proposals, obtain competitive bids, and oversee contractor performance.
  • Maintain accurate records related to compliance, inspections, capital projects, contracts, and building operations.
  • Collaborate with the leasing department regarding apartment turnovers and operational readiness.
Qualifications
  • 5+ years of NYC residential property management experience.
  • Experience managing elevator and doorman buildings.
  • Strong knowledge of NYC building operations, compliance, violations, and regulatory agencies, including DOB, HPD, DEP, FDNY, and ECB.
  • Experience overseeing capital projects, Local Law work, apartment renovations, and major building improvements.
  • Strong tenant relations and conflict resolution skills.
  • Experience managing vendors, contractors, and building staff.
  • Comfortable working within established operating budgets and monitoring project costs.
  • Excellent organizational and time-management skills with the ability to manage multiple priorities simultaneously.
  • Strong communication skills, both written and verbal.
  • Proficiency with Microsoft Office and property management software.

Schedule
Monday - Friday
9:00 AM - 5:00 PM
The day begins in the Midtown office, followed by visits to the portfolio throughout Manhattan, before returning to the office to wrap up administrative tasks and prepare for the following day.
