Job description

HANAC, Inc. - originally founded by George Douris as the Hellenic American Neighborhood Action Committee - is a New York City-based multi-faceted social services organization. The organization was founded in 1972 to serve the needs of vulnerable populations throughout New York City.
Position Overview
We are seeking a motivated and detail-oriented Property Manager to assist in the daily operations of a residential property portfolio that includes Low-Income Housing Tax Credit (LIHTC), Project-Based Voucher (PBV), 202, and HOME-assisted units. The Property Manager will support leasing, compliance, financial administration, and tenant relations while ensuring adherence to affordable housing regulations.
This position requires strong organizational skills, the ability to work independently, and the ability to manage multiple responsibilities in a fast-paced property management environment. Engage in emergencies as they happen.
Key responsibilities include but are not limited to:
Compliance & Certifications
โ€ข Assist with initial certifications, annual recertifications, and interim recertifications
โ€ข Maintain compliance with affordable housing programs including LIHTC, PBV, and HOME
โ€ข Participate in HOTMA training and assist with implementation of regulatory updates
โ€ข Maintain organized tenant files and assist with audit preparation and resolution of audit findings. All files are to be uploaded in Yardi once file is signed by tenant and staff.
Leasing & Occupancy
โ€ข Support leasing activities including applicant screening, lease preparation, move-outs and move-ins
โ€ข Maintain occupancy levels and assist with tenant retention initiatives
โ€ข Address rent arrears and assist with payment plan arrangements when necessary
โ€ข Process rent payments through CheckScan and Rent Cafรฉ
Financial Administration
โ€ข Assist with monthly reconciliation of receipts and account adjustments
Review Daily payment process / Review ACH payment report
โ€ข Process rent collections and maintain accurate tenant ledgers
โ€ข Deposit to the bank manual checks when required
Tenant Relations
โ€ข Address tenant concerns and resolve resident conflicts using de-escalation techniques
โ€ข Assist with quarterly tenant meetings and resident communications
Monthly Tenant meetings
Inspections & Maintenance Coordination
โ€ข Conduct apartment inspections including move-in, move-out, and annual inspections
โ€ข Coordinate maintenance requests and track completion of repairs - create work orders (Yardi)
โ€ข Monitor inspection compliance including Housing Quality Standards (HQS)
Agency Coordination
โ€ข Communicate with housing subsidy agencies regarding subsidy abatements, HQS failures, and subsidy corrections
Legal & Administrative Support
โ€ข Assist with housing court document preparation and attend court hearings when requested
โ€ข Participate in weekly staff meetings and assist with compliance reporting
โ€ข Maintain records and property operations using Yardi Voyager
Qualifications
โ€ข 1-3 years of property management or affordable housing experience preferred
โ€ข Knowledge of LIHTC, PBV, 202, HOME, or affordable housing programs preferred
โ€ข Experience with Yardi Voyager, Rent Cafรฉ, or similar property management software
โ€ข Ability to work independently and manage multiple responsibilities
โ€ข Strong organizational, communication, and conflict resolution skills

This position may require occasional court appearances, property inspections, and coordination with housing agencies and regulatory bodies.
Salary Range: $75,000-80,000 (Commensurate with experience)
