We are seeking an organized, motivated, and customer-focused Assistant Property Manager to join our team at a large apartment community in Marietta, Georgia. This position plays an important role in supporting the Property Manager with daily community operations while helping drive resident satisfaction, occupancy goals, and overall property success.

The ideal candidate is a dependable professional with strong communication skills, attention to detail, and a passion for creating an exceptional living experience for residents. This role is perfect for someone looking to grow their career in multifamily property management while working in a fast-paced, team-oriented environment.

Responsibilities Include:

  • Assist with daily operations of the apartment community and support the Property Manager in achieving community goals.
  • Manage resident relations by providing exceptional customer service and resolving resident concerns in a timely and professional manner.
  • Assist with rent collections, delinquency management, payment arrangements, and maintaining accurate resident accounts.
  • Process resident payments and maintain accurate resident files, reports, and lease documentation.
  • Support leasing efforts by responding to prospects, conducting tours, assisting with applications, and helping achieve occupancy goals.
  • Assist with lease renewals, resident retention efforts, move-ins, move-outs, and transfers.
  • Coordinate with maintenance staff to ensure work orders, apartment turns, and resident requests are completed efficiently.
  • Assist with vendor coordination and follow up on property projects and services.
  • Maintain community appearance, curb appeal, and company standards through regular property walks and inspections.
  • Prepare and maintain operational reports and ensure compliance with company policies and Fair Housing regulations.
  • Assist with office operations and provide leadership support to onsite team members.
  • Serve as acting Property Manager in the Property Manager’s absence.

Qualifications:

  • Strong customer service, communication, and organizational skills.
  • Ability to multitask, prioritize responsibilities, and thrive in a fast-paced environment.
  • Experience in property management, leasing, collections, or customer service is preferred.
  • Knowledge of property management software such as Yardi, Entrata, OneSite, or RealPage is a plus.
  • Proficiency with Microsoft Office programs including Outlook, Excel, and Word.
  • Strong problem-solving skills with the ability to handle resident concerns professionally and effectively.
  • Bilingual candidates are strongly encouraged to apply. Fluency in Spanish or Portuguese is preferred to better serve our diverse resident community.
