What is property management?

Property management is about making a rental property as profitable as it can be as well as dealing with the legal and administrative tasks associated with the work. A property manager’s job is to perform the necessary upkeep or to hire other people to perform maintenance services and administrative help. Real estate buildings, by law, have to meet specific standards before they can legally be posted for rental, and property management involves making sure that buildings meet these legal requirements. To become a property manager, you need to have experience and training in relevant fields, including customer service and business administration.

What is property management?

Property management is the oversight and operation of real estate properties on behalf of owners. This typically includes tasks such as collecting rent, handling maintenance and repairs, managing tenant relations, and ensuring compliance with relevant laws and regulations. Property managers can work with residential, commercial, or industrial properties. Their goal is to maximize the value and income of the property while minimizing expenses and vacancies.

What are the key skills and qualifications needed to thrive as a property manager, and why are they important?

To thrive as a Property Manager, you need knowledge of real estate laws, leasing practices, budgeting, and property maintenance, typically backed by a degree in business or real estate and relevant licenses or certifications. Familiarity with property management software (such as Yardi or AppFolio), maintenance tracking systems, and financial reporting tools is essential. Excellent communication, problem-solving, and organizational skills help you effectively interact with tenants, vendors, and property owners. These competencies ensure efficient property operations, tenant satisfaction, and maximized asset value.

What are some common challenges property managers face in balancing tenant satisfaction and property owner expectations?

Property managers often navigate the delicate balance between meeting tenants’ needs—such as timely maintenance and clear communication—and fulfilling property owners’ goals for profitability and property value. Challenges can include handling urgent repair requests within budget constraints, enforcing lease agreements, and addressing conflicting interests between tenants and owners. Developing strong communication skills and setting clear expectations with both parties are essential for success in this role. Effective property managers also stay proactive about property upkeep and foster positive tenant relations to minimize turnover and maintain owner satisfaction.

What is the difference between Property Management vs Leasing Agent?

AspectProperty ManagementLeasing Agent
Primary RoleOversees entire property operations, including maintenance, tenant relations, and rent collectionFocuses on showing properties, screening tenants, and lease signing
CredentialsOften requires real estate license, property management certificationTypically requires real estate license
Work EnvironmentOffice-based with on-site inspectionsPrimarily in the field, showing properties
Employer & Industry UsageProperty management companies, real estate firmsReal estate brokerages, leasing agencies

While both roles involve working with tenants and properties, property management encompasses a broader range of responsibilities, including maintenance and financial management, whereas leasing agents mainly focus on tenant acquisition and lease agreements.

What skills do you need to be a property management?

Property management requires strong communication, organizational, and problem-solving skills to handle tenant relations, maintenance issues, and administrative tasks. Knowledge of leasing laws, budgeting, and familiarity with property management software are also important. Certifications such as a real estate license or property management certification can enhance job prospects.

Job description

This is an opportunity to lead property management for one of the largest private real estate firms in the country, with direct ownership of client relationships, team leadership, and market-level performance in San Diego.
LINCOLN PROPERTY COMPANY
Lincoln Property Company (LPC) is one of the largest private real estate firms in the United States, offering a fully integrated platform of real estate services across office, multifamily, life science, retail, industrial, data center, production studio, healthcare, government, university, and mixed-use assets. LPC's combined management and leasing portfolio on behalf of institutional clients exceeds 680 million square feet across the U.S., U.K., and Europe.
WORKING ENVIRONMENT
LPC pairs the resources and platform of a national firm with an entrepreneurial mindset at the market level. You'll be supported by training programs, mentorship, and a fast-paced, deadline-driven environment - but you'll be expected to run your market with real ownership.
We care about client trust, financial discipline, and doing what we say we're going to do. Our clients are corporate occupiers and institutional investors who rely on LPC to manage their assets and their capital with rigor and accountability.
THE ROLE
You'll own property management performance for LPC's San Diego market - leading teams, managing key client relationships, and directing the financial and operational discipline behind the portfolio.
A representative week might involve:
  • Meeting directly with a client to review asset, fund, or company objectives
  • Stepping in as the point of escalation on a complex tenant or client issue
  • Reviewing a Director's market reporting for compliance with financial policy
  • Directing preparation of an annual operating and capital budget
  • Tracking CAM/OpEx reconciliations against deadlines with the accounting team
  • Overseeing lease administration activity across the portfolio
  • Reviewing vendor contract compliance and sourcing decisions
  • Conducting a random physical inspection as part of the market's quality control program
  • Coaching a Director on staffing, performance management, or succession planning

You'll also support the Managing Director in preparing the market's administrative budget and in shaping how PM services are delivered across the region.
WHY THIS ROLE
This role offers direct client ownership at the market level, formal leadership of a property management team, and a seat close to the financial and operational decisions that drive portfolio performance. For the right person, it's a path toward broader geographic or regional PM leadership within one of the largest platforms in the industry.
WHO THRIVES HERE
The people who succeed in this role are operators and leaders in equal measure. They are:
  • Comfortable being the point of escalation on complex, high-stakes client issues
  • Fluent in financial detail - budgets, forecasts, CAM reconciliations, pricing models - without losing sight of the relationship
  • Natural people-leaders who can develop, staff, and hold teams accountable
  • Organized enough to run compliance and reporting across a full market
  • Credible with institutional clients and comfortable being their primary point of contact
  • Willing to get into the field for physical and administrative inspections, not just review reports

QUALIFICATIONS
The strongest candidates will likely have:
  • Bachelor's degree (BA/BS) and 10-15 years of related experience
  • Real Estate License where required by local regulation; RPA, CPM, or CCIM preferred
  • Intermediate to advanced Microsoft Office/Excel skills; Yardi, MRI, or Kardin experience preferred; AP and CMMS proficiency required
  • Direct experience with commercial office, retail, and industrial properties
  • Expert working knowledge of leases, contracts, financial instruments, property taxes, and construction
  • Demonstrated organizational leadership experience managing teams toward client and company objectives
  • Excellent written and verbal communication skills

Applicants must be currently authorized to work in the United States without the need for visa sponsorship now or in the future.
COMPENSATION
$175,000 - $200,000 USD, plus a full benefits package including medical, dental, and vision insurance, 401(k), and paid time off.
LOCATION
San Diego, CA. Some travel required across the market.
APPLY
If this is your market and your level, we want to hear from you. Reach out to LPC Human Resources to apply.
Lincoln Property Company is an equal opportunity employer that values diversity. We have a long-standing commitment to providing equal employment opportunity to all qualified applicants regardless of race, color, religion, national origin, sex, sexual orientation, gender identity, pregnancy, age, citizenship, marital status, disability, veteran status, political belief, or any other basis protected by applicable law. Pay Range
$175,000-$200,000 USD
Why Lincoln?
At LPC you will be supported by a national firm where an entrepreneurial mindset is encouraged. You will be encouraged to explore your potential through training programs, mentorship, exciting work, fast-paced assignments, and an environment of constant learning and dedication to results. Our benefits package includes medical, dental, and vision insurance, 401(k), and paid time off.
