As a Residential Maintenance Technician, you’ll play a vital role in keeping our apartment communities running smoothly and our residents proud to call them home. What You'll Do: 

· Receive work priorities from your supervisor; complete assigned tasks independently. Team with other maintenance personnel as required.

· Perform preventive maintenance on HVAC systems; install, connect, and adjust thermostats, humidistats, and timers using hand tools

· Perform apartment turnovers to prepare for new residents

· Install and maintain air filters, smoke detectors, and CO sensors.

· Troubleshoot and repair plumbing problems.

· Perform simple carpentry, such as installing shelves, hooks, closet rods, and molding

· Perform minor electrical tasks, like a light bulb and fixture replacement.

· Assist with loading/unloading trucks and moving equipment and furniture as required.

· Keep maintenance inventories stocked and well-organized; keep tools and equipment in good repair.

· Be available for 24-hour on-call duty (emergencies only) approximately every fourth week and other overtime as required.

· Ability to communicate effectively with supervisor, tenants, and co-workers

What You'll Need: 

· 2 years experience in residential or commercial property maintenance; working knowledge of HVAC, plumbing, electrical, and construction equipment knowledge.

· Provide own tools

· Adept with the use of power tools and safety requirements related

· Able to navigate Mobile Maintenance mobile app to access and complete work orders

· Ability to work with minimal supervision, perform heavy lifting/pushing/pulling, follow verbal and written instructions

· Understand OSHA requirements of the job; abide by safe work practices and procedures

· Valid NYS Driver License and reliable transportation

What You'll Get: 

- The pay range for this role is $25.00-$29.00 per hour. This is the range that we in good faith believe is the range of possible compensation for the role at the time of this posting. We may ultimately pay more or less than the posted range depending upon skills and experience. This range may be modified in the future.

- Additional $25 per day on-call bonus (make up to an additional $175 per week when on call). We reimburse all mileage including round-trip mileage when responding to after-hours emergencies..
