Job description

Overview

Theย Property Manager ("PM")ย will haveย broad and in-depthย general management responsibilitiesย at theirย assigned apartment development(s).ย 

The PM will supervise a site team consisting of administrative, supportiveย services and maintenance personnelย at levels consistent with property resources.ย ย In some instances, the PM may be solely responsible for administrative tasksย and may also perform supportive service tasks.ย 

The PM will ensure their assigned apartment development(s) meets allย financial goalsย as identified in the annual budget.ย  The PM will relentlessly pursue full occupancy / collection of rent and optimize rental income following programย requirementsย / market conditions thus being a responsible steward for the success of each property.ย 

The PM will also ensure that allย compliance covenantsย andย supportive service requirementsย are consistently met and that all maintenance tasks are managed professionally, while maintaining a safe work environment.ย  The PM will ensure the integrity of all financial and operations data /systems.ย 

The PM willย provide excellent customer service to residentsย thus encouraging long-term retention.ย 

As site leader the PMย will demonstrate professional leadership andย will support the development and trainingย of thoseย supervised, andย will diligently pursue their own professional developmentย byย fully utilizing the Pennrose Academy.ย 

The PMย will report to a Regional Property Manager.ย 

Pay range: $68,000 - $70,000/year depending on experience

Responsibilities
  • Effectively manage rent increases, rent collections and the eviction processย 
  • Consistently market the propertyย to high standards, optimize curb appeal and successfully convert applicant trafficย / waitlistsย toย successfulย residencyย while meeting all Fair Housing requirementsย 
  • Understand all aspects of the affordable housing / market rate program features of the assigned property - optimize the financial and operational performance of the property within thisย constructย 
  • Proactively manage housing partnerย subsidy programs /relationshipsย 
  • Manage accounts receivable, accounts payable and cash to meet all obligationsย timelyย 
  • Monitor utility consumption andย relatedย expense - optimizeย the use of NWPย systemย andย responsesย 
  • Inspect the property daily - attend to maintenance needs and conditionsย being mindful ofย safetyย 
  • Provide meaningful input to the capital planning process, budget process and examine expenditures for cost savings and efficienciesย - share best practices withย colleaguesย 
  • Ensureย team members areย on-boarded effectively,ย trained, motivated and equipped to be successful stewards ofย theย propertiesย ย 
  • Work orders, preventive maintenance, apartment turnsย and the leasing of vacant apartment units-- all to be done within company policyย timeframesย 
  • Process re-certifications, buildย / manage credibleย waiting lists for each unit type - anticipateย issues impacting occupancy and financial performanceย - meet deadlines - workย proactivelyย ย 
  • Own all aspects related to your apartmentย developmentย 
  • Teachย staff about customer service, professionalism, safe work practices, effective property inspections, vendor managementย andย the optimum use of technology /ย Mobile Maintenance/Yardiย and Fair Housingย and Risk Management initiativesย 
  • Ensure property isย prepared to excel atย all property inspections, including agency and REACย without the need for surges in staff and spending,ย i.e.ย have property inspection ready at allย timesย 
  • Complete those insurance administration tasks necessary to successfully conclude insuranceย claimsย 
  • Serve as a role model, mentor, coach and trusted resource to field staffย andย residentsย 
  • Ensure that Supportive Services program is successful and meetsย obligationsย 
  • Support the Pennrose Academy efforts to heighten the technical expertise ofย staffย

Required Education and Experience:ย 

  • High Schoolย Diploma / College degree a plusย 
  • Fourย yearsย of increasing property managementย responsibilitiesย 
  • Knowledge of both affordable and market rate housingย 
  • Industry training credentials which authenticate understanding of rental housing programsย 
  • Requires a valid driver's license, an insured vehicle, and the ability to travel (between properties)ย 

Working Conditions:ย 

  • Ability to work periodic flexible hours is required.ย  Ability to travel by plane and automobile is required.ย ย 
  • Ability to work at property locations within or near transitionalย neighborhoodsย 
  • Ability to climb stairs, take elevators, bend, squat and reachย overhead.ย
