Property accounting is the process of tracking, managing, and reporting the financial activities related to real estate assets, such as commercial buildings, residential properties, or land. Property accountants ensure that all income, expenses, and capital expenditures associated with a property are accurately recorded and reported according to accounting standards. Their work helps property owners, managers, and investors understand the financial performance of their real estate assets, comply with tax regulations, and make informed business decisions.

What are the key skills and qualifications needed to thrive as a property accountant?

To thrive as a Property Accountant, you need strong knowledge of accounting principles, financial reporting, and real estate operations, usually backed by a degree in accounting or finance. Familiarity with property management software like Yardi or MRI, and proficiency in Excel, are commonly required, with CPA certification being an advantage. Attention to detail, analytical thinking, and effective communication help you manage complex transactions and collaborate with property managers. Job description

Brad Stewart with Robert Half Finance & Accounting is recruiting for an experienced Accounting Manager to oversee property accounting operations for an industrial real estate portfolio based in Reno, Nevada. This role will guide a team of accountants, maintain accurate and timely financial reporting, and work closely with property and asset management partners to support portfolio performance. The ideal candidate brings strong leadership skills, deep property accounting expertise, and a hands-on approach to budgeting, forecasting, reconciliations, and lease-related financial oversight.

Responsibilities:

• Lead and support a team of property accountants by assigning priorities, reviewing output, providing coaching, and contributing to performance development.

• Oversee monthly close activities by evaluating accruals, verifying journal entry accuracy, preparing financial reporting packages, and maintaining variance analysis across assigned portfolios.

• Coordinate invoice approvals through accounts payable workflows, ensuring submitted charges are accurate, complete, and ready for processing.

• Monitor receivables by reviewing aging reports regularly and following up with tenants or customers to encourage timely collection of outstanding balances.

• Validate rent rolls, management fee calculations, and third-party fee support schedules before billing to help ensure complete and accurate revenue recognition.

• Partner with asset management on quarterly reporting needs by preparing financial analysis, variance explanations, and portfolio-level support materials.

• Prepare recurring forecasting models and assist with annual budget planning in collaboration with property management teams.

• Manage year-end operating expense reconciliations, including true-ups and other required recovery calculations within established deadlines.

• Administer property tax tracking by gathering assessment data, supporting appeal coordination, updating forecast assumptions, and helping the team meet payment deadlines.

• Support acquisitions, dispositions, and lease administration by reviewing closing-related financial details, entering lease information into accounting systems, and confirming amounts due at execution are collected.

• Bachelor’s degree in Accounting, Finance, or a closely related discipline.

• At least 8 years of property accounting experience, ideally within commercial or industrial real estate environments.

• Demonstrated experience leading or mentoring accounting professionals in a supervisory or management capacity.

• Strong knowledge of month-end close, general ledger activity, account reconciliations, journal entries, and financial reporting.

• Advanced Excel capabilities, including analysis, modeling, and interpretation of financial variances.

• Experience working with property accounting platforms and accounts payable automation tools such as AvidXchange or similar systems.

• Familiarity with lease administration processes, operating expense reconciliations, and real estate portfolio reporting.

• Ability to manage multiple deadlines while maintaining accuracy, consistency, and strong cross-functional communication.
