The Project Manager is responsible for managing the planning, design, development, and construction activities of assigned projects in accordance with established processes and procedures. This role collaborates with multiple stakeholder groups, including clients, facility management, transaction teams, occupancy planning, contractors, consultants, and vendors to support successful project execution and delivery.
The Project Manager coordinates project activities from initiation through closeout, ensuring scope, schedule, budget, quality, and client expectations are effectively managed. The position provides regular project updates to project leadership, clients, and facility management teams while supporting the delivery of high-quality real estate and construction solutions.

Job Description

Essential Job Duties

Project Planning & Execution

1. Manage assigned projects through all phases, including planning, design, construction, and closeout activities.

2. Schedule and facilitate project meetings; prepare agendas, track action items, and support project decision-making.

3. Develop and maintain project schedules, budgets, and project documentation to ensure alignment with project objectives and client expectations.

4. Coordinate project activities among clients, consultants, contractors, vendors, and internal stakeholders.

5. Create and maintain project work plans and adjust project strategies to address changes in scope, schedule, budget, or business requirements.

6. Identify project risks, issues, and potential obstacles, escalating concerns and recommending solutions as appropriate.

7. Support successful project delivery by monitoring project milestones, schedules, and critical deadlines.

8. Track project progress and ensure deliverables are completed in accordance with established commitments.

Financial & Budget Management

1. Develop, maintain, and monitor project budgets and schedules.

1. Perform preliminary project cost estimates and assist with budget forecasting and reporting.

2. Track project expenditures and support financial management activities throughout the project lifecycle.

3. Utilize Microsoft Excel to maintain budgets, analyze project costs, and prepare reports.

Schedule Management

1. Develop and maintain detailed project schedules utilizing Microsoft Project or equivalent scheduling software.

2. Monitor schedule dependencies, identify potential delays, and coordinate corrective actions to support successful project completion.

3. Provide regular schedule updates and maintain project information within designated project tracking systems.

Vendor & Construction Management

1. Assist in the selection, onboarding, and management of consultants, contractors, and vendors.

2. Develop scopes of work (SOWs) and support the preparation and administration of Requests for Proposal (RFPs).

3. Participate in bid evaluations, contractor interviews, and vendor selection recommendations.

4. Coordinate contractor and vendor performance to support timely and quality project execution.

5. Review invoices, purchase orders, and project-related financial documentation for accuracy and alignment with approved budgets.

6. Assist with contract administration, change order management, and project procurement activities.

Communication & Client Management

1. Prepare and distribute project meeting minutes documenting key decisions, responsibilities, and project actions.

2. Communicate project status, risks, schedule updates, and budget performance to clients and stakeholders.

3. Build and maintain positive working relationships with clients, business partners, vendors, and internal teams.

4. Provide exceptional client service through proactive communication, responsiveness, and solution-oriented support.

Qualifications & Requirements

Education

Bachelor's degree in Construction Management, Architecture, Engineering, Project Management, Real Estate, or a related field preferred.

Experience

Four (4) to seven (7) years of direct project management, construction management, facilities management, or related real estate project experience.

Experience supporting tenant improvement (TI), capital improvement, renovation, or facilities-related projects preferred.

Working knowledge of construction documents, specifications, project schedules, and budgeting practices.

Technical Skills

Proficiency in Microsoft Project, including development and maintenance of project schedules.

Advanced proficiency in Microsoft Excel, including budget development, forecasting, reporting, formulas, and financial tracking.

Experience using project management and project tracking software platforms.
