Job description

Position Overview
The Architectural Project Manager oversees the architectural project development for Burlington's downsizes, and remodels. The APM will oversee our direct hired architectural teams and coordinate with landlord hired architects thru the architectural development of project until handoff to construction team. The APM will be responsible for visiting sites with architects, contracting with our direct hired architects, coordinating CD development, and permitting, review and redline of all construction documents, updating all project data in Lucernex, tracking and managing all soft costs and invoices on their projects to stay within budget. The APM will also coordinate with our internal prototype design team on any drawing related issues that create or could potentially create issues in the field. You will be the primary point of contact for cross-departmental collaboration in completion of all projects related tasks to deliver stores to construction team in expeditious manner.
Candidate may be located anywhere in the US- with EST/CST preference.
A Day in the Life
  • Visit potential store sites to assess existing conditions to verify scope of work provided by pre-development team is complete and verify that the proposed feasibility plan is adequate. At peak times the APM will assist pre-development team in completion of scope of work document and photo documentation of project sites. For turnkey projects coordinate with landlord's architect/engineer and landlord on schedule for construction document completion and permitting to report back to internal partners any risk to project schedules. Assists with any scope questions and RFI's to landlord teams.
  • Review and redline of all construction documents so that drawings are following prototype standards, scope of work, landlord work letter, and lease documents. Review any required shop drawings.
  • For as-is projects contract with our site adapt architects for CD development. Performs kick off call with architect/engineer design team and all applicable internal Burlington partners and serves as the primary point of contact and manages the scope deliverables per scope of work, landlord work letter, and proposed initial budget. Coordinate with all internal partners to have all required deliverables for their applicable scope of work to include in final construction documents.
  • Assist real estate directors in finalizing any scope of work questions with landlords and any deliverable timelines for CD completion and permitting.
  • Manage direct hired permitting vendor and assist with any required documentation and signatures to expedite permits.
  • Coordinate with construction team on bidders list and assist in sending out bid packages to GC's. Attend pre-bid walk with construction and architect to assist with responding to any site-specific questions to drawings and/or any field conditions that are identified.
  • Coordinate with store innovations prototype team on global design changes that need to be rolled out into the field.
  • Assist with financial forecasting for assigned projects to maintain all soft costs in budget and reduction of change orders. Attend weekly project development kick off calls, value engineering calls, and project development status calls.
  • Scope and Impact - This position has complete responsibility for all architectural project management related to new stores, downsizes and remodels.
  • Must collaborate with real estate directors, store planning managers and pre-development scope team to ensure lease work letter, design of store block plan, and scope of work for new stores, remodels, and downsizes are all aligned.
  • Has significant involvement with Real Estate, Facilities, Loss Prevention, Information Technology, Construction and Store Innovation teams.
  • Must be process oriented, can come up with solutions to design and construction problems, has knowledge of MEP systems, and can negotiate with landlords on scope of work and lease language.

You'll Come With
Education:
  • Bachelor's degree or advanced degree in Architecture

Experience:
  • 5+ years of experience in architectural and/or construction management with a major retail brand or design firm
  • 5+ years architectural experience and proficiency with architectural construction documents

Skills and Abilities:
  • Proficient in all Microsoft Office programs, database type applications, and project management software such as Plangrid.
  • Knowledgeable with Bluebeam.
  • Excellent verbal and written communication skills
  • Strong role model that embraces and demonstrates support for company vision & values
  • Excellent interpersonal skills and ability to build trust with business partners
  • Ability to develop, drive and implement the strategy
  • Sound understanding of the retail / store planning & design / construction industry
  • Effectively and strategically work in a dynamic, fast paced environment to deliver department and corporate objectives
